You are invited to relax in the well-appointed double reception room with a large bay window and white tier-on tier tracked shutters as well as cream blackout curtains neatly tied back, controlling the amount of natural light entering the room. The front room also offers a spacious three-seater sofa with side-tables and floor lamps on either side; a square ottoman and a rug, which surround the beautiful feature fireplace and circular mirror above. There is a flat-screen smart television on a clear Perspex media stand on the left-hand side, a Sky box and Sonos system. Adjoining the front reception room and kitchen/ dining area is a second seating area, which could also be used as an informal study- offering a recliner, a large floor-length mirror and a study desk and chair flanked by some built-in shelving on either side.
KITCHEN/ DINING AREA
This property boasts a bright extended kitchen and dining area, illuminated through skylights and the large glass sliding doors, which provide access onto the private back garden.
The sleek white counter-top, fully-equipped kitchen includes an island for a burner gas hob, an additional sink and a protracted wooden breakfast bar complete with four white leather bar stools. There is an integrated dishwasher, an American-style fridge/freezer with an ice and water dispenser and all the utensils and amenities you might need during your stay.
The dining area offers an electric piano as a musical accessory to provide some ambience for a sophisticated dinner around the solid-wood dining table with clear Perspex dining chairs – seating up to eight people. to seat around five people, and a high chair.
Along the ground-floor hallway and on the right, there is a WC with a single washbasin and some built-in shelving.
The basement boasts a large playroom which doubles as an additional seating area. The playroom offers a toddler-size Wendy house, some toys and a climbing wall in the extension, accessible through glass-double doors. The seating area has an exposed brick wall behind a large blue sofa, a hanging punch bag, a large TV and sound bar, and a wine cabinet within a secure display glass cabinet. There are full-length built-in storage cabinets and a hideaway ping-pong table adjoining the two spaces.
Further down the corridor and opposite the boiler closet is a generous utility room with a separate washing machine and tumble dryer; an additional fridge and a separate drinks chiller, a sink, suspended drying racks and plenty of storage space.

This room offers a king bed, a large built-in wardrobe with sliding doors and access to a small winter garden.

The en- suite includes a large walk-in shower, a WC and a single washbasin. The large frosted glass window illuminates this elegant and contemporary dark blue tiled space.

On the third floor is a bedroom with bunk beds and an additional mattress underneath. It has some built-in shelving and is bright due to the skylights and a window overlooking the garden.
