Our home is new to the holiday rental market and has only been available from the summer.
When we bought the house it was being run as Bradford on Avons’s premier boutique B&B, with almost full capacity and exceptional reviews.
As the house is new to market you will notice we have hardly any feedback comments on this particular website, this is simply due to the fact that we have only had two groups of guests so far.

The property is a tastefully modernised, spacious, Grade II listed period property located in the busy tourist town of Bradford on Avon, only 15 minutes drive from Bath or 12 minutes by local train. Spacious 6 bedroom family house, sleeps 12. We can sleep 14 by setting up a sofa bed but you need to request this first. I also have 3 children cot beds and two pull-out small single beds for youngsters.
We are unashamedly a town house are are situated within a 10/12 minute walk from everything the town has to offer including shops, cafes and an excellent selection of restaurants and pubs. Bradford-on-Avon makes a wonderful base from which to explore Wiltshire and the Cotswolds and is just a 15 minute drive to the historic city of Bath with its famous Bath Spas, theatres, race course and rugby ground. With the train station just a 15 minute walk why not catch a train to the thriving city of Bristol just 30 minutes away. Enjoy beautiful walks to Devizes and Bath along Bradford s canal path where boat and bike hire can easily be arranged. Golf at Cumberwell Park is within easy reach as well as a host of popular attractions Longleat Lacock with its Abbey and gardens Stonehenge Stourhead House and Gardens to name but a few.

The house dates back to the 1600's, having been extended in both the 1700's and 1800's. You will find that there is a mixture of styles as you walk through the house.
Accommodation is over 3 floors.

The Drawing Room:
This is a lovely cosy room ideal for relaxing and playing board games (large supply on the top floor). There is plenty of comfortable seating, a piano and a vinyl record player.
The TV room:
A relaxing room ideal for chilling in front of the tv. Large 66" flat screen Panasonic tv and DVD player with SKY and Freeview. I will leave a great selection of DVD's for guest use. Large U shaped sofa.
This room has recently been completely modernised and is now a proper cook's kitchen with two ovens, a microwave and a large warming drawer, a very large induction hob and an extensive selection of pots, pans, utensils and gadgets.
Nespresso machine in kitchen, please bring your own pods.
Breakfast bar and four stools at the central island.
Instant boiling hot water tap.
Garden room/dining room:
The kitchen leads through to a large garden room (up 6 very wide steps) where there is a table that can seat 14 persons. There is also a seating area for those wishing to relax after dinner. This room has large full length sliding glass doors that open out into the garden, ideal for the summer months. I have three high chairs if needed.
Downstairs WC: Just off the entrance hall.
This is a large bedroom with a king sized four poster bed, TV with freeview. It benefits from a charming en-suite shower room.

The Red Room.
This is a rather beautiful bedroom with a king sized boat bed. Beautiful views over the coachhouse to the church spire.

This charming room is located down the corridor and has a king sized boat bed. It is a lovely cosy beamed room with a reading area.
Shared shower room/WC with Caroline’s Room.
A nice bright bedroom with vaulted ceiling. Super king sized bed. Shared shower room/wc with The Snug. TV with freeview.
The Twin Room.
This bedroom is tucked away from the others and has a twin boat beds. Lovely views of the church spire in this animal inspired room.
It has its own shower room/wc.
Sofa bed can be made up to sleep an extra two persons. An additional mattress will be added for your comfort.
Lots of seating outside for summer drinks, particularly enjoyable when the garden room doors are fully opened.
Log store will be kept topped up for guests use.
There are electric gates to the property, I will link all guests mobile phones to the gates so that they simply phone to open them upon arrival or departure.
Private parking for up to 6 cars on the drive.
IMPORTANT THINGS TO REMEMBER
We do not accept Portable Hot Tubs or guests who wish to bring Bands with them as this would clearly be annoying to the Locals - please do not waste your time in enquiring.
As our staircases are unusually wide we do not have any stair gates at the property, little ones will need to be monitored. We are on 4 levels so stairs are unavoidable.
All bedding, towels, shower gels, shampoo, laundry/washing up supplies and loo rolls/tissues will be provided for every guest's stay. This is our family home so everything needed for it to run as such will be here. You need only bring food and drinks.
Cot beds and high chairs for babies can be provided - please ask. A sofa bed on the top landing can also be made up should it be required for extra guests. We also have two children’s beds that can be requested.
This is a totally NON SMOKING house, if guests smoke during their stay then entire deposit will be kept in order to perform a professional clean of all soft furnishings. Ash trays are provided in the garden for those who wish to smoke outside.Get the full listing »
