Elm Bank is a lovely holiday home located in the centre of the pretty Cotswold village of Lower Swell, surrounded by stunning countryside. The village benefits from having a popular country inn and is just a mile away from the famous market town of Stow-on-the-Wold, with its wealth of history, beautiful honey-coloured Cotswold stone buildings, and wide range of independent shops, restaurants and cosy inns. Lower Swell is also perfectly placed for exploring the many market towns and villages of the North Cotswolds, as well as further afield places such as Stratford-upon-Avon, Blenheim Palace and Oxford.

The property has been lovingly renovated by its owners to create a warm and welcoming atmosphere, with varied decor and original artwork throughout the house. The style dates back to the 1950s and the stone fireplace with its roaring open fire adds charm to the living room. The character of the property has been complemented by modern facilities including wireless internet access, a Smart TV and a kitchen with handy appliances.

The property sleeps 9+3 guests, in five bedrooms (with the +3 option being a double sofa bed in the morning room and a single day bed in bedroom 3), with five bathrooms, a large garden and off-street parking for three cars. Elm Bank is perfect for a family or a group of friends seeking a country retreat in a beautiful Cotswold village.

House Rules

Booking and payment
Character Cottages is a marketing agency and we do not own or manage any of the cottages listed on our website. Bookings made via us form a legal agreement directly between you and the property owner.
For bookings commencing more than 10 weeks in advance, a 30% non-refundable deposit is required to confirm the booking. The balance payment is then due 10 weeks prior to arrival.
All payments are made subject to the cancellation policy set out in the standard Booking Conditions.

Security deposits
A security deposit of £300 is payable, which is returned after the letting period, subject to an inspection of the property. For the avoidance of doubt, guests are requested to leave the property in a reasonable condition, consistent with the property's appearance upon arrival. In the event that the owners, or their appointed housekeepers, have to spend additional time tidying up after your departure, then the cost of this extra time may be deducted from your security deposit. The security deposit is payable prior to arrival at the property, via a bank transfer or a valid debit or credit card.

The maximum occupancy of the property, including its grounds, is 12 guests, at any point during your stay. Unauthorised over occupancy is a breach of our terms and conditions and may result in the cancellation of your booking and additional charges. Please consult us prior to booking if you wish to discuss the possibility of having more than 12 guests at the property.
Infants who sleep in a cot do not count towards the occupancy figure, however, due to space restrictions, the occupancy figure may only be exceeded by up to two additional infants.

Regrettably, pets are not accepted.

Bed linen and towels
Bed linen and towels are provided for guests.

Arrival and departure times
Arrival time is after 4pm and departure time is by 10am. Access is via a key safe, therefore it does not matter if you are arriving late at night.

Heating, fuel and logs
The property has an oil fired central heating system.
Electricity and oil are included in the rental price. An initial basket of logs is provided for open fire between October and April, and further log supplies can be purchased locally.

Services provided
The property has free wireless internet access, a Smart TV with Netflix access, a CD player and a DAB radio.
A telephone is provided for emergency calls only.
Mobile phone reception in the house varies by network.

There is off-street parking for two cars on the gravel driveway, and a further off-street parking space is just a short walk from the property. The turning onto the driveway is quite narrow, so drivers of larger vehicles may prefer to make use of the free on-street parking bays in the village.

Where a letting exceeds nine nights, a mid-stay clean, bed linen and towel change may be included in the price. Please check with us to confirm. Additional housekeeping services may be available on request.

Child friendly facilities
A travel cot (without linen) and high chair are provided.
There are steps and uneven levels in the garden, so young children should be supervised.

Initial consumables
A small quantity of initial consumables is provided for your convenience (eg. tea, coffee, sugar, dishwasher tablets, washing up liquid, soap, washing powder, toilet rolls, etc), however, you should not expect the quantity of these provisions to be sufficient for the duration of your stay.

Accessibility, health and safety
There are steps and uneven levels in the garden, so young children should be supervised.
The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk.

No smoking is permitted throughout the property.
Hen, Stag and other same sex groups
Unfortunately, Hen, Stag and other similar groups are not allowed at Elm Bank.

Corporate and commercial bookings
Unfortunately, this property does not accept corporate, work related or commercial bookings of any kind.

Stow Horse Fair
The Stow Horse Fair is held twice a year, on the Thursday closest to 12th May and the Thursday closest to 24th October. This is a traditional fair for gypsies and travelling people to meet up and trade, which dates back to 1476, when its Charter was granted. Stow is very busy for a day or two before and after each fair, and a number of shops, pubs and restaurants are closed. Whilst many visitors enjoy the colour and vibrancy associated with the fairs, other visitors prefer to avoid Stow on these dates.
