This cottage is ideal for families or groups of friends and is in an idyllic setting.


In a magnificent setting overlooking the River Wharfe and Linton Church 100 yards upstream, this converted former 18th century mill house is full of character. The cottage is ideal for two families or groups of friends holidaying together, has been comfortably furnished with beams and exposed stonework and is set beside The Dales Way long distance footpath. There are views from most rooms of the River Wharfe as it wends its way down the dale, and a wide variety of birds can be observed near the cottage including kingfishers, dippers and curlew. Relax and dine alfresco on the terrace on those warmer days or enjoy walks by the riverside to the pretty village of Burnsall, Barden Tower and the picturesque setting of Bolton Priory.

There is a wealth of historical and natural interest in this corner of Yorkshire. Grassington has a quaint cobbled square with tea rooms, pubs serving good food, a convenience store, butchers and bakers. The village hosts a festival in the summer and Dickensian weekends in December.

All electricity included. Bed linen and towels provided. Stairgates, travel cot and highchair available on request. Electric storage heating and electric fan heaters in the bedrooms. Wi-Fi available. Enclosed lawned garden with a swing for children, garden table and chairs for the terrace. Private parking for three cars. Well behaved pets welcome, free of charge, only allowed on the tiled areas in the house. Please note: There is a fenced river nearby.

LOCATION OF HOUSE KEYS Go to the terrace on the river side of the house. At one end is a barbecue. The keys are beneath a flat stone under the barbecue. One key (with two prongs) is for the front door. The other key is for the storage room at the side of the house where you can find chairs for the terrace. Please return these before you leave.

PARKING There is room on the short drive down to the house to park two cars. Cars can also be parked on the triangular grass strip in the lane opposite the garden. A car belonging to the owners is parked permanently there leaving space for an additional three medium size cars. Any further cars must be parked beside the main road at the top of the lane. Parking in the lane is not allowed. The turning space at the end of the lane has been blocked off so cars have to be turned within the lane.

FISHING. There is very good fishing for trout in the river Wharfe. The owners own the fishing rights on the same side as the house down to the bottom of the lane. You can fish this stretch as a guest of the owners though you will first need a rod licence from the Environment Agency. These can be obtained from some major post offices or online from the Environment Agency
https://www.gov.uk/environmental-management/fisheries-rod-licensing This stretch cannot be accessed from the house, you have to cross the river either on the stepping stones or by driving around to Linton church on the opposite bank, parking there and walking across the public meadow down to the river. There are railings where the patio overlooks the river, height is 97 cm and gaps are 20/24 cm. Up to one dog only, please keep only in tiled areas of property. The bannister height is less than 1m and there are gaps in the spindles of more than 10cm. The stairs at this property are open tread. There is a fenced river nearby.
