Little Orchard is a superb detached Lakeland property set in the heart
of this picturesque hamlet, yet benefits from a secluded position
within its beautiful grounds to maximise the benefits of the stunning
and far reaching views.

Situated in the Lyth Valley, which was recently featured in Lonely
Planet's Beautiful World Book, which showcases some of the most
beautiful places from around the globe, Little Orchard really is in a
most beautiful part of the Lake District.


The property enjoys mostly upside-down accommodation so the living
rooms gaze out over the panoramic views and the large windows flood the
interior with light. The interior is also warmed by a traditional
wood-burning stove, furnished for relaxation and finished with true
country flair, creating a sociable retreat in this sublime setting.
Nestling within the pretty hamlet of Crosthwaite, found only a short
drive from Bowness-on-Windermere, circumscribed by green and luscious
countryside. Equipped with four bedrooms, 3 king-size and one double,
two of the king size enjoy their own en-suite facility and a third
bathroom and separate cloakroom / 4th WC / wash basin so no queuing!
The living areas are quirky and flooded with light, the warming living
room, complete with wood-burner and a view to die open to the dining
room plus separate kitchen / breakfast room. Outside the delightful
patio garden provides the ideal spot for morning coffee, or a glass or
two before dinner! You are surrounded by fabulous walking territory and
only 500 yards away from an excellent pub / restaurant, The Punch Bowl
Inn, and never too far from the stunning shores of Lake Windermere.

Accommodation in detail

Little Orchard has private parking right outside for 4 cars and there
is a useful garage too, ideal for bikes, canoes etc. entrance onto the
upper level and a first look at that beautiful view from the upper
slate terrace; entrance hall with cloakroom / 4th WC / wash basin. On
this level you will find the living room with wall of glass overlooking
the garden and views, a relaxing space with warming wood-burner for
cosy nights in; the living room is open to the dining room, a great
place for formal gatherings and conversation late into the night! The
breakfast kitchen has all you may need with access to the garden. Also
on this upper level are two bedrooms; a king size with en-suite shower
room and a double. Downstairs to lower ground level are two further
king size bedrooms; one with dressing area, and the second with
en-suite shower room. There is also the house bathroom with bath and
shower attachment. Outside are the grounds surrounding Little Orchard
and a wonderful place to dine al fresco on sunny days.

Please be vigilant with little children as there is a small pond on the
front terraced garden area.


This superb Lake District holiday property in Crosthwaite has a
stunning rural location, off the beaten track but surprisingly
convenient and easily accessible from the M6. You'll find a renowned
and award-winning Lake District country pub, The Punchbowl, in
Crosthwaite village, as well as a delightful old church to explore.

Crosthwaite is a small community in the north of the Lyth Valley,
between Kendal and Lake Windermere. The area is renowned for its lush
green landscapes, wonderful walks, peaceful country lanes, pretty
woodlands and prized damson harvest - which gives rise to stunning
damson blossom in spring.

Only a ten minute drive takes you past the Windermere Golf Club to
bustling Bowness village on Lake Windermere's eastern shore, where
you'll find sophisticated shops, endless boating activities, Lake
District family attractions such as the World of Beatrix Potter, and a
range of options for evening entertainment. From traditional Lakeland
pubs to trendy tapas bars, cinema, theatre and nightclub, there's
something for every taste.

From Bowness Bay, you can hop on a Windermere Lake Cruise to Ambleside
or Lakeside - a great way to explore while soaking up the scenery. If
you'd prefer to explore the wider Lake District by car, perhaps to seek
out walking routes, the A591 leads easily from Windermere village to
Ambleside, Rydal Water, historic Grasmere and beyond. With stress-free
