A category B listed property which dates from the 18th Century, Mossfennan House was built in the form of a traditional farmhouse and later extended to create the grand reception rooms guests can enjoy today.

An internal hallway leads on to an impressive dining room, which boasts a Victorian claw foot dining suite offering formal dining for up to 12 and a splayed bay window which capitalises on the stunning panoramas across the tree-laden Tweed Valley. A glazed door provides direct access to the patio outside, where you can listen to the babbling burn, which runs down the edge of the garden, over a leisurely summer brunch.
The first floor drawing room with elegant cornicing is a bright and airy space which is equally suited to socialising as it is to reclining in one of the deep, squishy armchairs with a good novel. Whichever you choose, a tasteful combination of modern and antique furniture has been perfectly positioned to ensure that the rolling hills and lush forest will always be in sight, and the open fire maintains a warm glow in the room even after the sun has gone down.
All four bedrooms offer their own character and charm, with the master boasting a large four poster bed beautifully complemented by antique dark wood bedside tables and dresser, a quaint wicker rocking chair and the ever-present exquisite views, best enjoyed from the window seat.
Step outside and you will find exceptional hill walking from the doorstep, and mountain biking and hire available at the world class 7Stanes at Glentress Forest Park near to Peebles. Trout fishing and shooting are available to let locally and Stobo Castle Health Spa and Dawyck Botanic Garden are but a short drive away.

Mossfennan House is set well back from the road in just under 6 acres of grounds. An expanse of lawned garden runs around the front of the house and down to the paddock which drops away beyond. To the right of the property is a woodland garden and parents with young children should be aware that this includes a gully with a small burn running down towards the Tweed. This is lined with mature trees which screen the house from the working farm. Accessed from the kitchen is a terrace with outside dining table and chairs (seats 8) and barbecue.
There is a spacious parking area to the front of the property.
BABIES & CHILDREN
A travel cot and highchair can be provided on request.
Guests with young children should be aware that a burn runs down the side of the garden. Please see above for more details.
Two well behaved dogs are welcome at a fee of £25 per dog. Dogs must be kept to the ground floor and are not allowed on the furniture.
Luxurious bed linen and towels are provided. Hairdryers are provided in bedrooms one and two. Hand soap is provided.
WIFI & MOBILE COVERAGE
Wi-Fi is provided. The speed is fine for standard use but not suitable for streaming. Mobile reception is patchy on some networks. Vodafone offers the best coverage.
There is oil central heating throughout.
Owners retain the adjacent annexe for their own use on rare occasions. Please contact us if you have any concerns as the owners can be flexible with regard to using the annexe. Immediately to the rear of the property are stone steadings which are not for guest use.
