Enjoy spectacular views over Holyrood Park to Arthur’s Seat and Salisbury Crags from our recently refurnished and well-equipped 2 bed duplex with terrace, garden and secure parking. As an engineer and a stylist, we focus on both form and function, and like things to work well, feel comfortable and look welcoming. We hope you enjoy our Edinburgh home!
We are in an attractive modern development, directly overlooking the park, in the quiet Abbeyhill area, close to the Palace of Holyrood House and the Royal Mile. The flat is within easy walking distance of the sights, shops, bars and restaurants of the city centre, and also close to buses, Waverley Station, and the Airlink bus to the airport.
Our place is great for adults alone and with children (but be aware we don't have child equipment or special child safety features, and there are a few breakables). Please don't book if you are party people, or like to be up half the night, as this is a small, quiet residential development.
The flat is on the ground and first floor, with a terrace, use of the communal garden, and a dedicated space in the underground garage. The rooms are light and bright, with contemporary furnishings, and wifi throughout. We hope we have thought of everything to make you feel at home.
The living/dining room has plenty of comfortable seating, smart TV, and a picture window making up most of one wall, looking out on to the terrace and Holyrood Park beyond. This area opens on to the kitchen, which is equipped with everything you may need: fullsize fridge/freezer, oven, hob and microwave oven, toaster, kettle, a coffee machine with supply of ground coffee, and porridge oats, ready to make a filling breakfast. There is plenty of crockery, cutlery, glassware and cooking dishes and utensils, and basic cooking supplies - oils, salt and pepper, some herbs and spices. You will also find some more Scottish goodies to welcome you.
The bedroom downstairs has a European double bed (bigger than UK double), and is next to the family bathroom, with bath and rainfall shower.
The second bedroom is upstairs, with Kingsize bed, and ensuite bathroom with large rainfall shower. Both bedrooms have cosy fluffy Turkish cotton towels (the softest possible).
There are alternative warmer/cooler duvets, hot water bottles, and a choice of firmer or softer pillows in both wardrobes, to ensure that you sleep well. Both beds are covered with tartan blankets (recycled wool from the Tartan Blanket Company in Leith), and there are extra blankets in the wardrobe.
We have left you teamaking things upstairs. You will also find table mirrors, magnifying mirrors, and full length mirrors in both rooms.
Light can be a problem this far north. Too much in summer, so there are blackout blinds for night time, and voile curtains if it is just too bright in the day. Not enough in winter, so you will find plenty of artificial lighting to ensure there is enough light to do whatever it is you need to do (with a daylight bulb above the dressing table for makeup).
If you need to work, the landing is equipped with a desk, chair and lamp. There are also a generous amount of USB charging points throughout the apartment.
The flat is south facing, and has gas central heating, but there are also more snuggly soft throws in the living room to curl up under and watch the changing scene outside, if it is too cold or wet to go and be part of it. It is said that Scotland has four seasons in a day (sometimes in an hour!), so if it is raining, enjoy the view from the big window, and go out when it stops. And just in case, we have left you some warm and waterproof layers to borrow.
Quiet residential Abbeyhill area, a stone’s throw from Holyrood Palace, 150 steps into Holyrood Park.
A 15 minute easy walk through the park (or less via the road) will take you to the bottom of the Royal Mile and into the Old Town (World Heritage Site), or 20 minutes to the shops, monuments and galleries of the New Town (also a World Heritage Site). Even closer are the Edinburgh Playhouse and Omni Centre (cinema and restaurants) in Leith Walk.
If you don’t mind the climb, Calton Hill with its monuments and amazing views makes an interesting walking route into the city (and is definitely worth a visit anyway).
Holyrood Park itself is a great place for level walking, hill walking, and views of the city and surrounding areas. Even if you just have 10 minutes, you can make a cup of coffee and walk across to St Margaret's Loch and see the ducks.
There are plenty of cafes and restaurants within 5 to 10 minutes walk, and a large supermarket at Meadowbank, about 5 minutes walk.
The shore at Leith is a longer walk (or take the bus), or go further along to the beach at Portobello – Edinburgh’s seaside.
If you are bringing a car, we have secure underground parking with a clearly marked dedicated space (very rare this close to the city centre). We do suggest you avoid the city bypass at busy times though.
You can walk to most places, but buses to almost everywhere go from London Road, 5 minutes from the flat. Waverley Station is a 15 minute walk, and the Airlink bus runs from Waverley Bridge (above the station) to the airport.
Edinburgh is also great for cycling, and bikes can easily be hired from various locations around the city.
REVIEWS We are new to Homeaway, but on another booking site, our flat has been pretty much booked back to back since we started letting in February, and has been receiving 5 star reviews.
NOISE The apartment is in a small residential development, surrounded by other flats, and any noise tends to echo around. We ask that after 10pm you take care not to disturb our neighbours – we want you to enjoy your holiday, but recognise that our neighbours have to get up and go to work in the morning.
PARKING The underground parking is down quite a steep ramp, so if it is icy, you need to be prepared to clear the ramp in order to safely access the parking. In this case, it may be more practical to park on the road, where there is unrestricted parking, or around the corner in Lower London Road. The space for no 22 is clearly marked in the garage.Get the full listing »
