Situated in McFarland's Cove, this peaceful and comfortable cottage is the perfect setting for a family vacation. Set 300' off a private road, the cottage is nestled in the woods with back views of Poor House Cove. A short walk across the street brings you to the front cove and the rocky beach of the McFarland Cove Association, a private and sheltered swimming area. A short walk out the back of the cottage brings you to the peaceful back cove with kayaking, canoeing and fishing opportunities. The cottage features a bedroom and full bath on the first floor with the remaining 2 bedrooms and other full bath on the second floor. A washer and dryer are located on the first floor. A canoe is available for use by renters. The cottage is furnished simply but comfortably. We now have a monitor for heating on those cool nights and chilly early mornings. The cottage has a rear deck providing a comfortable place for peaceful contemplation of Poorhouse Cove, which is directly behind the house. With Christmas Cove and Pemaquid Point nearby (about 10-15 minutes' drive), this summer rental is well placed for access to all mid-coast area activities.
Weekly rentals are always on a Saturday-to-Saturday basis. The weekly (7-night) rate is discounted form the average per-night charge. Check-in is 3 PM on the first Saturday and check-out is 10 AM on the last Saturday of the rental period.
For shorter-term rentals outside of July and August there is a 3-night minimum stay option at higher (non-discounted) per-night rates.
Smoking is not permitted anywhere in the house or on the property. Any evidence of smoking will result in additional charges for deodorizing or other damage.
The house is for the enjoyment of and use by the number of guests who are authorized to stay there. Large parties are not permitted. Renter agrees to use the rented property in a careful and respectful manner and to comply with any and all ordinances and regulations relating to the Renter’s occupancy and or use of the rental property.
The premises will be clean on the Renter's arrival, and must be left in a neat, broom-clean and orderly condition upon the Renter’s departure. Normal housekeeping on a day-to-day basis will be performed by the Renter.
Pet Policy: Only small dogs of <40 lbs. are permitted (no cats), and for a non-refundable, additional pet cleaning fee of $50 (contact the Owners in advance regarding any request for variances; renters or their guests must have pet occupancy approved by the Owners at the time of reservation or prior to arrival). Wastes must be placed in plastic bags and disposed of in garbage cans. Dogs may not be allowed to roam off the property without being subject to local animal control consequences, and should always be on a leash when walked anywhere on or off the property.
Any material damage by a pet to the rental property exceeding the pet-cleaning deposit or Security Deposit (whichever is applicable) will be the responsibility of Renter and shall be paid to the owners immediately upon written notification. Renters with undeclared or unauthorized pets may be asked to vacate immediately with no refund and be charged a $150 non-declared pet fee. If evidence of pets is found on the property without prior approval, the non-refundable pet fee will be deducted from the security deposit. If fleas are present after check-out, Renters may be charged an additional extermination fee.
Well water: All the cottage water comes from a well. Please be mindful of use and not to waste water needlessly.
Loss, theft, or personal property damage: The Owner is not responsible for loss, theft, or damage to the Renter’s belongings while staying at our cottage. Such coverage may be available through the Renter’s homeowner’s policy or through a separate Renter's insurance policy.
The Renter Accepts Full Responsibility and Risk for use of the cottage and the canoe provided for use. The Owner is not in any way legally accountable for any damages or injury to any persons or property resulting from such use. By using such facility or property, the Renter and any guests implicitly agree to assume all responsibility for such use. The Renter agrees to indemnify the owners against all liability arising from use (or that of any guests of the Renter) of the property, without limitation.
The Renter Agrees To Notify Owner Immediately of any repairs needed to plumbing, electrical, or other systems. Emergency numbers will be provided on arrival. Owner reserves the right to make repairs as necessary, and to enter the property with reasonable notice, or without notice if Renter cannot be reached.
Maximum Occupancy: A maximum of six (6) people (adults and children) may be overnight occupants of the cottage. The bedrooms are to be used solely for sleeping. The living room couch is not available for overnight use. Large gatherings, house parties, and other such events are not allowed. Renters are not permitted to sublet the cottage. Any disturbance that results in neighborhood complaints, police action, involves illegal activities, causes damage to the property, or violates this Agreement or the rules and regulations governing the property will be considered sufficient cause for immediate termination of the rental agreement and all monies paid will be forfeited. This agreement does not create a tenancy for the property; therefore, the Renter can be legally removed from the property without process of law if the Renter does not leave at the appropriate time.
No Guarantees: The Owners have presented as accurate a picture as possible of the accommodations. The Renter should keep in mind this is a summer cottage typical of a Maine camp; it does not provide luxuries found in hotels and finished homes. It is comfortable, but not luxurious.
