Beautiful antique Cape homestead with sun-filled modern addition, wood log fireplace, and new well-equipped kitchen, set on large, very private, lush, green estate. Outdoor shower, indoor bath tub, and indoor shower. Three minute walk to lovely, private, Manomet Bluff salt water beach on crystal clear Cape Cod Bay.
Dirt roads still abound in this sweet, unpretentious beach neighborhood. The perfect spot to disconnect the TV and reconnect with loved ones and friends, renew your spirit and recharge via beach walks, picnics, and beach fires, or just sitting around the fire circle in the yard in the evening. Explore the low tide, sandbars and walk for miles on this fine white sand beach. Watch the full moon rise out of the ocean and happen upon spectacular stargazing, meteor showers, and Northern Lights.
Seven miles from downtown Plymouth, ten miles from the Cape Cod Canal and Sandwich. Within reach of Boston (40 miles), Martha's Vineyard and Nantucket, for day tripping. This is old Cape Cod at it's best.
September and October are among the most colorful and stunning months here. The water in Cape Cod Bay has been heating all summer, whales are in the Bay, and the fall brings so many fun festivals...Scallop Festivals in September, Cranberry Harvest festivals, Oyster Fest in October, antique shows, and countless art festivals featuring incredibly talented local artists. This is a magical spot for young and old alike. Beach combing and treasures abound.
We spent many special family Thanksgiving and Christmas gatherings here. You can too! Hoping to celebrate the holidays without your family?... also a possibility. Flexibility with the headcount, room for more than 6, (with permission).
About the land...
Because we are just steps away from a gorgeous spring-fed pond, our home is designed to be gentle on the ecosystem. Our gardens are organic, and we don't use chemicals on the yard or house. We try to exist with very little impact on the fragile environment here. We have an "on demand" water system. We have plenty of outdoor lighting but we don't leave floodlights on all night because they wash out the starlight, the Northern Lights, and wildlife. The area is safe. We do have neighbors and we hardly ever see or hear them, but it's nice to know that they're there. It is usually incredibly comfortable here with the ocean breezes. So I don't recommend air conditioning because it drowns out the birds, crickets, wind and other lovely summer sounds, but there is one in the bedroom window.
This is one of the few listings with any privacy, by the beach. Most of the other beach cottages are right on top of each other.

We loved our stay in the cottage and Joan was a wonderful host! We had everything we needed and then some. Lovely, quiet and peaceful place close to all the Cape has to offer. We would definitely come back and highly recommend to others considering staying here. (Rebecca and family, NY)
Just WOW!!! From the moment we booked, our experience was fantastic. Joan checked in with us before arrival to see if we had any special needs and had a number of fantastic suggestions. The house was exactly what we needed and so clean with fresh flowers everywhere. You could hear the waves crashing as you sat on the deck or even laying in bed if the sliding door was open. It was amazing to walk down to the beach at night and see all the bon fires. We tried to extend our stay because we didn't want to leave. But, unfortunately, someone was coming in. By day 2 we had already agreed we would be back for a longer stay next year. It is a "tree house", so you are definitely surrounded by nature. At night you can barely even catch a glimpse of light from other houses, just the moon and stars. But, when you need civilization, the general store with is at the end of the road with everything from munchies to cocktails, ice, coffee, etc. The canal is so close and has a perfect path for biking and walking. The boardwalk is close. And, don't miss Cafe 6A. It's a quaint little breakfast/luncheonette, just up the road. We will be back and we will be staying longer!!! (Mary and Tom, Philly, PA)
This cottage is exactly as private, quaint, peaceful. Location is very close to the beach (easy walk). Joan takes great care of you, offering the extras to make you feel welcome (information, maps, guidebooks, welcome snacks/drinks, lovely flowers, etc. The kayaks are a really nice touch and the offer of flotation items and the fire pit is great! A wonderful get away from it all location and so so private.(Brian and Lisa, Toronto, Canada) August, 2018
We had a great time in this cottage which is really close to the sea. It takes a 4 minutes walk to the public beach. Also you literally take your kayak opposite the road and push it in the creek. You can paddle away for hours in this beautiful surroundings. The cottage has a warm feel. Also it is secluded from the road and surrounded by trees and bushes. Still left a beautiful lawn with sunbathing chairs and a great deck with a parasol, table and chairs to have breakfast or dinner outside. We had a great time exploring Sandy Neck beach trail and swimming and floating in the area around the boardwalk in Sandwich which is beautiful too! In one word we spend 10 beautiful days there.(Tsarina, the Netherlands)
Such a charming cottage; it feels much more secluded than it really is. Very private, very quiet, just so relaxing.I sat on the deck and was able to hear the ocean! "Treehouse cottage" is very descriptive! Very cozy and comfortable. Joan is very hospitable. She was very easy to deal with, very quick to respond, and offered us so much information about what to do and what to see. (Ahava and Ted, NJ) August, 2018
Joan's house was so dreamy! Tucked away in a super private lush tree cove, we found the perfect respite spot to chill out. It is conveniently located to many really interesting places - shops, hikes, attractions, restaurants, and we were also happy to stay close to home and take advantage of the amazing things right outside our door. We felt so cared for with the well appointed and super clean house, yummy snacks and beverages left for us upon arrival, super thorough note with local suggestions, and all the sweet touches around. Our favorite parts were definitely kayaking - everything was provided and well maintained, grilling out on the deck, the amazing hammock, being just minutes from a sweet, low-volume public beach (check it out at low tide! it's so fun!), and for sure the outdoor shower! Bring some binoculars for the incredible wildlife on the salt marshes, a good book, and settle in for a lovely time! We will definitely be back in the future. (Melissa and Zach, MA) August, 2018
We had a wonderful stay! We felt very welcomed with a personal note. The cottage was very cute and within walking distance to the beach. We also really loved kayaking and being out on the water as the sun was setting. We ended each of our nights around the fire. Joan had great communication with us and was very caring, making sure we had everything we needed. (Courtney and Bobby, NY) August 2018
Joan's place is absolutely gorgeous - the surrounding trees give the feeling that you're nestled in a jungle canopy. The bed was very comfortable; the kitchen has all the needed amenities; the kayaks are a wonderful bonus. It rained one of the days we were here, and it was the perfect place to curl up and be cozy. We loved our stay - it really felt like a home. Joan also offered wonderful recommendations and was an all-around superb host.(Joy and Eric, NY, NY) Aug. 2018
My daughters and I had a wonderful vacation at Treehouse Cottage . This was our first time to Cape Cod and Joan helped us with recommendations for whale watching and bike rentals on the CCRT and restaurants. Joan equipped us with kayaks steps from the house. The house itself was charming, roomy and comfortable. We felt like we were in our own secluded retreat with the lush plants surrounding the property. The house was clean and had everything we needed. We had a great time.(Eve, Washington, DC) July 2018
This home was beautiful. It was quiet, set back off the road and away from other houses. My wife and I were able to enjoy the peace and quite we were looking for. Joan also welcomed us with a nice little basket of beach snacks and wine which we enjoyed by a beautiful fire we build on the beach for the Full moon. If you are looking for your own little private oasis steps from the beach, where you hear the waves crashing and birds singing, this is the place for you. (Agata and Brian, NY, NY)
We look forward to hosting you !
