Beautifully decorated NEW home in one of Nashville's COOLEST neighborhoods...Wedgewood-Houston! Built in 2018, this 2,310 square foot, two story contemporary home is a perfect getaway from the hustle and bustle of downtown Nashville...while still being close to all the action! You’ll feel right at home, whether you’re cooking a gourmet meal in the spacious and well appointed kitchen, watching the big game in front of the 55 inch television or kicked back on the back patio, in front of the outdoor fireplace. A lot of thought and care went into the design of my home. Upon arrival, you will find that it’s been set up with all the amenities you would find in a hotel but better. :) (Please see our complete amenities list on the listing). **Surveillance cameras located at exterior entrances.**

-Comfortable and stylish living room to hang out in and watch TV on a 55 inch flat screen Smart TV. Xfinity Cable is provided as well as the ability to access Netflix, Hulu and other apps. The master bedroom and the bunk room have TVs as well!
-We provide some ground coffee, creamer, sugar, light snacks, some water bottles and sparkling water to get you started.
-Fresh bed linens provided. We layout towels, wash cloths, travel size shampoo and shower gel on each bed. 2 hair dryers, one iron & ironing board, *initial round* of toilet paper, paper towels, & coffee provided, if you need more, you can stock up from the nearby Kroger grocery store 2 miles away.
***HOUSE RULES/AGREEMENT MADE UPON BOOKING***
A great deal of passion went into decorating our Nashville home so that it would be both beautiful to behold and beautiful to experience for ALL. We assume all of our guests will be respectful and excellent, but we still want to make sure you understand our rules and expectations so we're all on the same page. Please help us preserve our house for yours and others' future stays by accepting these rules before you book:
-There is NO smoking allowed inside the property. If smoking outdoors, please keep doors and windows closed so the smell does not enter the house.
- Absolutely NO pets whatsoever allowed ON or IN the property. We and other guests have severe pet allergies and we want to keep this property pet free.
-Absolutely NO major parties. If you're looking to book our place to throw a party, this is not the home for you. We're ok with small celebrations with the allotted amount of guests allowed/booked for (no more than 12).
-Decorations: Absolutely NO GLITTER. Any decorations you put up must all be taken down including any tape residue. Any tape residue or damage found on walls do to your decorations may result in being charged.
-Please leave the house in the condition you entered it in. THE CLEANING FEE DOES NOT COVER EXCESSIVE MESS. The $220 fee is to cover the expense hiring our awesome cleaner to clean all linens, kitchen, bathrooms, living areas, dusting, and up-keeping the house. It does not include her cleaning up after any disrespectful messes left behind. Please follow easy check-out instructions we'll have provided you. If you follow those, you’ll be in good shape.
-Please communicate with us about anything that has been broken during your stay. Any excessive mess or damaged items MAY result in withholding of deposit. We are reasonable people and will understand if accidents happen, but please do not try to "hide" it from us as we want to make sure everything is taken care of or fixed before our next guests come to enjoy our property.
-RESPECTING OUR NEIGHBORHOOD. Remember, you're not renting a hotel room, you're renting a house in a neighborhood where people live. We ask that you respect our neighborhood and neighbors by keeping your exterior noise level down at ALL times during the day. ANY complaints received from our neighbors (whether noise or just being a disturbance in any way) will result in withholding of deposit.
-Internet Use: NO illegal downloading of any sort, no p2p file sharing. (we had to fine a guest for this because my internet company flagged the illegal internet usage and fined me).
It’s written in our listing description and we remind you here again. Although Airbnb collects the State Sales & Use Tax, it doesn't not collect the required Hotel Occupancy Tax. As hosts in Nashville, we are required to collect (in addition to your total) a 6% Hotel Occupancy Tax plus $2.50/night. We will give you that tax total for your booking and will request that amount AFTER your confirmed booking via Airbnb payment request. Feel free to inquire about how much that tax will come out to prior to booking if you'd like.
There are a few reasons why it isn't included in the nightly rate or in your booking total. One reason is because Airbnb changes the nightly rate every few days depending on the market therefore the tax total changes as well which we have to manually calculate because Airbnb doesn't feature the option for hosts to enter the Hotel Occupancy tax rate for our city, we have to collect it in addition to our nightly rate. Nashville hosts are required to collect taxes as imposed by Davidson County. Feel free to research online about Nashville's short term rental laws and taxes. We are just aiming to be in compliance with the city. Unfortunately, the Airbnbs in Nashville that aren't collecting the taxes are not in compliance and may not have a short term rental permit to do so.
We try to communicate it as clear as possible in our listing in our description and broken down in the "House Rules" before guests book and agree to those terms. We try to be as upfront about it on our listing as much possible avoid surprises.

EARLY CHECK-INS OR LATE CHECK-OUTS:
Early check-in or late check-outs must be PRE-ARRANGED. Please do not ask on day before or the day of arrival as we will NOT honor it. We have our cleaners scheduled at specific times and are unable to make last minute changes. Any non pre-arranged late check-outs will result in withholding of deposit.
The only way we can guarantee an early check-in is if the night prior to your stay is available, we can block it off for you at half the price. Same goes for late check-out, if there is no one booked the night of your check out date, we can block off the night for you for a guaranteed late check-out at half the price.
LUGGAGE DROP OFF:
While we would love to be able to accommodate luggage drop off requests, there simply isn’t a ‘holding area” in our home that wouldn’t interfere with our cleaners ability to move freely during their clean. There are several luggage handling services that would be able to store your luggage for you until you are able to check-in.
CANCELLATIONS (credit card transaction fee applies):
100% Refund if cancelled 30 days or more out from your reservation date.
50% Refund if cancelled 2 weeks to 29 days out.
No refund if cancelled less than 2 weeks.

Potential for noise - There is a train track in the vicinity. It is beyond my street towards the freeway. I have sound proof windows & foam insulation that drowns out the sound for the most part.
Must climb stairs - Steps at entry and 1 flights of stairs inside home to reach 2nd floor.
Security Deposit - if you damage the home, you may be charged up to $500
Guests have access to the entire house with the exception of the garage and any locked closets.

I'm available via messaging through the booking site during the entire booking process up until you arrive. I travel a lot so my friend, Steph, will be your point of contact DURING your stay in Nashville. She's just a text away should you need anything during your stay - please do not reach out to her PRIOR to your stay as you will be working with me (the owner).
You will have a detailed guest book available at the property with tips on how to work the TV's, trash, check-out instructions, and will also serve as a local guide for my favorite restaurant and bar recommendations.
Wedgewood-Houston (sometimes referred to as “WeHo“) is one of Nashville’s fastest developing neighborhoods. With easy access to Downtown Nashville, the Wedgewood Houston area puts you in close proximity to Nashville's other hot spots such as the Gulch, Edgehill Village, 12 South, Melrose, and Hillsboro Village...all of which are chock full of coffee shops, bars, restaurants and some of the best shopping Nashville has to offer!
Uber and Lyft are GREAT to use in Nashville. They're always about 2 min. away when you are ready to request, and you can get just about anywhere in Nashville for $10 or less. If you decide to rent a car, the driveway can only park two cars.
