The villa has been recently completely renovated by the owners to the highest standards, maintaining all its original features and charm.
The thorough attention to details, from the careful selection of the materials used, to the exquisitely appointed furniture and the selection of contemporary art hanging on the walls, has contributed into creating a modern space that perfectly blends with the villa’s ancient structure.
The garden surrounding the villa is one of the most important private gardens in Italy and has been created by the owner, (a renowned garden designer), throughout the last 30 years. The swimming pool has been meticulously designed so to blend in the property’s wonderful garden, with an oval shape (size 15 x 8 meters, 50 x 26 ft.).

Description of the Villa’s Interiors.
The villa spreads over 2 floors and features more than 350 square meters (3800 s. f) of living space, all with the characteristic high ceilings. A fast Wi-Fi Internet connection is available throughout the house and all bedrooms have air conditioning.
The open space Ground Floor is composed of:
- Entrance room with powder room;
- Open space Living and Dining Room with large fireplace, 2 sitting areas fully furnished with very comfortable sofas and a large dining table (seating up to 12 persons). One of the sitting areas is equipped with modern “Home Theater” features (projector and screen, DVD player and surround sound system) to enjoy movies, etc..
- The fully equipped live-in Kitchen is directly connected to the dining room on one side and opens onto a wonderful terrace with table and chairs perfect for breakfast or al fresco dining, on the other side. There is also a wonderful second outdoor area (bamboo garden) directly connected to the kitchen that comes fully furnished with a wooden table and chairs as well.
A few steps down from the kitchen’s terrace it is possible to reach a paved patio that is wonderfully furnished as an actual outdoor Living room, perfect to enjoy the magic of the villa’s magnificent garden.
An elegantly designed staircase leads from the ground floor to the first floor of the villa (that features beautiful oak parquet throughout) and is composed of:
- Large exquisitely appointed Living Room with open fireplace, comfortable sofa, library and a large desk (that can serve as an office space);
- One Double Bedroom with two twin beds and attached bathroom (with shower stall);
- One Double Bedroom with two twin beds and en-suite bathroom with shower (on demand, the two twin beds can be joined to form a King size bed as well);
- One Double bedroom with Queen bed and en-suite bathroom with shower;
- Master Bedroom with King bed, en-suite bathroom (tub-shower combo) and separate walk-in closet.
Description of the exteriors.
The villa’s magnificent private garden features extraordinary plants and flowers that have been carefully selected and planted by the owner for more than 30 years. Rare climbing roses, perfectly kept olive trees, special bamboo canes & perfumed jasmines are just some of the incredible flora variety of this garden that together with the owner son's sculptures (a renowned artist) is truly magical and full of surprises.
The wonderful oval shaped pool (size 15 x 8 m) can be reached in just a few meters from the villa and is fenced for the security of small children.

The villa is located about 6 km away from the town of Capalbio and just about 7 km away from the nearest wonderful sandy beaches & crystal clear waters.
The nearest beach clubs with restaurant (called “Alla Dogana” or “Ultima Spiaggia”) are also located about 7 km away from the villa while the famous Giardino dei Tarocchi (Tarot Garden) created by French-born artist Niki de Saint Phalle, is just about 1.5 km away.
The nearest restaurant is within a short walk from the villa (just 700 meters), while the nearest local shops (including excellent grocery stores) are about 5km away and the supermarket 7 km (in Capalbio).
The villa is ideally located among some of Italy’s most famous and beautiful destinations: Florence (180 km/110 miles), Pisa (200 km/124 miles) and Siena (140 km, 86 miles) to the North, Rome (120 km, 75 miles) and Civitavecchia to the South, the Chianti Shire and Umbria to the East, while pristine sandy and rocky beaches stretch for 160 km on the West.

Capalbio: Thanks to its historic-artistic importance acquired during the Renaissance, this hamlet is sometimes called ‘The Small Athens’. It is also famous for protecting its beaches and natural attractions, which include a WWF oasis in Lake Burano. From the tower of the Aldobrandesco Castle and from its walls you can admire an extraordinary panorama. Not to be missed is the Monteverro Winery, with its fabulous guided visits and wine tastings in the cellars and in the vineyards…

The Maremma region is a striking, unexplored travel destination in Southern Tuscany. It stretches from the idyllic rolling hills, through vineyards and charming medieval towns, to the Mediterranean Sea in one of the most beautiful and protected coasts in Italy.
With its 160 kilometers, it offers a wide range of possibilities for lovers of active tourism. It is possible to rent boats, enjoy wind-surfing, water skiing and scuba diving (there are many schools for sailing, motor boating and scuba in the area).
Among its coastline there is a variety of panoramas: sand stretches and rocky cliffs, free and private beaches, hidden bays and the Mediterranean greenery. The sea here is among the cleanest in Italy and the Blue Flag is awarded regularly. The waters are sprinkled with small islands and fishing villages.
Part of the look of the Maremma is the result of the reclamation work that occurred in the 1930s. Today, natural areas, once marshes, are protected by long stretches of natural parks (currently, the province of Grosseto alone has 13 nature reserves, as well as various WWF oases), filled with an endless variety of flora and fauna and glimpses of magnificent beauty.
The wonderful promontory of Monte Argentario (within 20-30 minutes from the villa) with its coves and bays, some reachable only by boat, is considered by the lovers of the underwater world of one of the most interesting Italian coastal areas for fishing and for the wealth of the seabed.
Not to be missed is the magic lagoon of Orbetello, famous for its golden sand as well as the Feniglia and Giannella beaches. In front of the sea the green Argentario promontory stands out, where ferries depart for the island of Giglio and the Giannutri (from either Porto Santo Stefano or Porto Ercole).
A must see are the shows of the Butteri shepherds, riding Maremma horses, who perform at fairs, festivals and other national and international events.
Wellness and Spa: The Maremma is also a destination of choice for lovers of spas and well-being as it is full of natural hot springs that are famous worldwide. The Mulino and Gorello Waterfalls at the Terme di Saturnia can be enjoyed free of charge and are only about a 1-hour drive away from the villa; Other free hot springs in Tuscany are: Terme Libere di Petriolo, San Filippo, Bagno Vignoni.
