A beautiful two-storey house with 3 bedrooms, 2 bathrooms (1 with bathtub), 2 sitting rooms and a back yard with a small garden for alfresco dining and BBQ.
6 people are accommodated in the bedrooms. A two-seater sofa bed can accommodate two more people.
It is located on a quiet street close to the most important services all within walking distance: supermarket 3 ', bus stop 4', railway station 7 ', restaurant 7', market square 12 '. In less than 15 minutes you arrive directly on the beach.
The house is well equipped and the furniture has been renovated specifically for tourists' hospitality.
We can accommodate 6 people in two double beds and two single beds. If necessary, we can transform one of the double beds into two single beds.
It is located in a strategic position less than 10 minutes walk from the main services: there is a greengrocer on the corner, the Esselunga 3 minutes, bus stop (4 '), pinewood (5'), station (7 '), pizzeria / restaurant (7'), market square (10 '). In less than 15 minutes you get straight on the promenade and on the beach.
I personally take care of the relationship with the guests via internet and telephone, while Luciana and Maia will receive you on site and will take care of your stay.
The house has the typical structure of the "Viareggine houses", with the large and spacious "front house" on the front of the street, a courtyard at the back and the small "cottage at the back of the vegetable garden with the strawberry grape pergola" access with an independent "door" and a tunnel called "il passetto". In the Viareggina tradition, families in the summer gathered in the little house at the back of the garden and rented the house in front of the "bathers" mainly coming from the internal areas of Tuscany.

* Access for guests *
The whole house is at your exclusive disposal. As soon as you enter, a spacious and open space will welcome you with a view of the small garden in the back. I always liked this sense of welcome when I came home from travel time.
On the ground floor, in addition to the living room overlooking the small garden, you will find the master bedroom which can be converted into two single beds, the kitchen and the smaller bathroom with shower.
A marble staircase will lead you to the first floor with the parquet floor. Here you will find another living room that I see as the "Library" (there are a selection of my books, a guitar, some board games and interesting photos of my family in which you can browse). The "big" bathroom with shower and tub is also located on the first floor.
At the back of the back yard is the laundry room, with a washing machine, iron and ironing board.
The house also offers generous wifi at over 20Mbps and a brand new 43 inch smart TV with Ultra HD definition (4K). The kitchen is equipped with gas stove, electric oven, large fridge with freezer, electric kettle, toaster, microwave and everything needed for cooking and preparing the table.
For your outdoor dining we also provide a barbecue cart in the backyard.
The house is heated in winter with a centralized gas system.
* Interaction with guests *
I live abroad for most of the year but I am always available via internet and telephone for any request. Maia and Luciana will be your reference persons on the spot.
Maia lives behind the courtyard, in the "little house at the back of the vegetable garden", and is practically your neighbor. She became part of our family after taking care of my father when he left us about ten years ago. He is a very affable and practical person and speaks both Italian and Russian.
Luciana is a very dear friend and works as the director of one of the hotels on the boulevard. He has a great passion for tourist hospitality and is in practice the "artistic director" of the project. All the decorating ideas you will find in the house are largely due to your passion and talent.
We can certainly direct you to the best events, restaurants and places to visit in the surrounding area. Especially in summer, the hills and the surrounding villages are teeming with typical festivals and musical events, sometimes realized in particular historical, artistic and natural settings..
* Other things to consider *
Smoke. If you are a smoker, we ask you not to smoke inside the house but only in the courtyard. Please make sure you are ok with this restriction
Pets. Luciana is crazy about the animals for which they are welcome. However we would like to know first how many and what kind of animals will be present. We would not want to meet up with snakes, lions or rhinos! In case of animals, the sofas will be covered with special protective sheets that we ask you not to remove them.
Party not allowed. We do not allow the organization of parties that end up with drunken people, loud music and night-time chatter. Please consider whether this restriction meets your needs before booking to avoid unpleasant incidents.
Parking area. The house is in an area where a parking scheme for residents is active. The municipality sells seasonal permits that we can help you find ready on your arrival if you get information on your car. The cost of this permit is not included in the rent and must be paid separately.
City tax. The municipality of Viareggio requires that every person in temporary residence pay a daily tourist tax. In this case we will take care of all the necessary paperwork.
Communication to public security. The law requires that your presence be communicated to the local public security office. For this we need to know beforehand the identification details of each person who will stay in the house.
Cleaning fee. In order not to increase the daily cost of the rent we prefer to insert a contribution for the one-time cleaning costs for each period of residence. You will find this expenses clearly identified at the time of booking.
* The surroundings *
The house is located in a traditional Tuscan "neighborhood", with relatively low buildings that hardly exceed the two floors. Most of the people who live in that piece of Via Leopardi, were born there and they saw me grow up. I am sure that they will see you as "Massimo's guests" and I would not exclude that someone approaches you to tell you anecdotes about my life and that of my family. I hope at least that they put me in good light :-)
It is a relatively quiet area, as it is a secondary road with no major traffic. Once inside the house you will be surprised by the sense of calm that reigns there, considering that you are less than ten minutes from the station.
The best way to get around Viareggio is on foot or by bike. You can rent it from the bicycle on the corner of the road.
To explore nearby or more distant areas you can use buses and trains. The station is less than 10 minutes on foot and in front of all the most important suburban buses stop.
Some jewels of the area such as Camaiore and Pietrasanta can be reached by bus (pietrasanta also by train). Lucca and Pisa are 20 minutes by train, Florence just over an hour. Siena and San Gimignano are classic, easily organized day trips. The famous Cinque Terre in Liguria can be reached by train or even, in summer, with a boat that leaves from the Viareggio pier.
To explore the area in more freedom and be able to enjoy the various events that take place in the various villages in the surroundings and in the hills, you will probably need a car. We can give you all the information to rent a car locally.
Consider that you will live a half hour drive from the fantastic chain of the Apuan Alps, which is also a natural park. These mountains are a treasure to be discovered for the natural beauty and richness of local culture and folklore. If you like natural landscapes and local history, you can not miss them.
There is also another natural park near you, the park of MIgliarino-Massaciuccoli-San Rossore, this time a coastal park characterized by the typical Mediterranean vegetation. This includes the "Levante beach" of Viareggio which is much more wild than the one in the city center.
