Experience the beauty of a Maui vacation with the comforts of a luxurious family home. Paia Paradise Beach House is an old plantation style home with modern updates that take you back to the ambiance of another age whilst providing all amenities. This charming property provides four bedrooms & three bathrooms on the beautiful oceanfront of Paia Bay. Enjoy the stunning sights and sounds of the ocean from your own personal lanai and front yard or take advantage of the picnic area for outside dinning while watching a beautiful Maui sunset. Relax after a day of sightseeing in the full sized outdoor Jacuzzi, then rinse off in the outdoor shower.

The home provides 3 bedrooms (one king/2 queens), a sun porch and 3 bathrooms. The home offers full ocean views and is equipped with a two kitchens, living room, private entrances, parking spots, laundry facilities and high speed internet.

Cottage can be added to the reservation that will increase the total occupancy to 8.


The property is perched on a promontory giving beautiful ocean views of Paia Bay and its tranquil 1/2 mile long white beach. The house sits above a sea wall and has just ten steps down to the white sand. The property is gated and just a short 150 yard walk to the center of the delightful and colorful village of Paia. Great for a romantic vacation as a couple or enjoy the property as a whole with a group or for a family reunion.

The beachfront compound is located in the historic town of Paia which is the last town you'll visit before hitting the Road to Hana. With a character all it's own and unique charm, Paia is also located right next to Ho'okipa Lookout which is said to be the Best Windsurfing Beach in the U.S.

This Short Term Rental Agreement (the “Agreement”) is made by and between Peter J Winn (“Homeowner”) and Andrea West (“Guest”) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
1. Property. The property is located at:
Nalu Place Paia, HI 96779
The property is furnished and includes all basic living amenities.
2. Rental Party: The rental party shall consist of Guest and the following persons:
3. Maximum Occupancy: The maximum number of guests is limited to 8 persons, unless otherwise agreed during the reservation. An additional charge or $50 per person per night for additional guests will be assessed.
4. Term of the Lease. The lease begins at 4p.m. on /2016 (the “Check-in Date”) and ends at 11a.m. on /2016 (the “Checkout Date”).
5. Minimum Stay: This property requires a 4 night minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than 4 days, the guest will be charged the $775.00 rate.
6. Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.
7. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.
8. Rental Rate and Fees
a. Deposit: A deposit of 50% of the total amount is due to confirm reservation.
b. Rental Rate. Payment in full of the following fees shall be due within 45 days prior to the Check-in Date. Rental amount is according to the price quoted and agreed on the booking site.
9. Cancellation Policy: If Guest wishes to cancel his/her reservation, the deposit will be refunded as follows:
Cancellation Policy: 50% payment due upon receipt to confirm reservation. Balance due 45 days Prior to arrival. If guest cancels this Reservation 45 days prior to arrival a full refund minus 10% will be made. Any cancellation within the 45 days prior to arrival will be refunded based on Amount Only if the accommodation is re-reserved by another party for the period of guests occupancy. If the house is re-reserved for the full period the 10% charge will not be assessed. Refunds will be made on pro-rata basis, guest understands and acknowledges that owner has no obligation to re-reserve upon guests cancellation. No refunds for early departure. No refunds for early departure.
10. Payment: Acceptable payment method is credit card via the booking site.
By accepting the rental agreement and made my payment online via the booking site, I hereby give permission to charge my credit card for the amounts above. I agree that all rental monies are non-refundable per cancellation policy above. I have read my rights to purchase travel insurance.
The parties agree to the terms of this Short Term Rental Agreement, as evidenced payment made.

1.Smoking is NOT allowed OR Smoking is allowed outside only.
2.People other than those in the Guest party set forth above may not stay overnight in the
property. Any other person in the property is the sole responsibility of Guest.
3.All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

6.Pets are NOT allowed.
7.Parking: PARKING – Parking is limited to __2_____ vehicle(s). Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. Property has gate entrance. Gate openers will be provided. If gate openers are not returned at the time of check out, guests credit card will be charged $100.
8.Housekeeping: There is no daily housekeeping service. While linens and towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units. Each towel not returned at the time of check out will be a cost of $15 charged to guest’s security deposit.
Trash is pick up once every 7 days. For guests who stay for 10 days or longer a mid week pick up can be requested through the local property manager at no extra charge. A $50 trash service charge will be deducted from the refundable security and cleaning deposit if extra service is needed outside this agreement.
9.Hot Tub: No children under the age of 15 permitted in hot tubs at any time without adult supervision. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. Our housekeepers drain, sanitize, refill and replenish chemicals in all tubs prior to your arrival; therefore, it may not be warm until later that evening. DO NOT STAND ON THE HOT TUB COVERS. Hot tub covers are for insulation purposes and are not designed to support a person or persons. They will break and you may be charged for replacement.] Remember when not using the hot tub, leave cover on so hot tub will stay warm.
10.Electrical: IN THE CASE OF AN ELECTRICAL EMERGENCY please call our Maui emergency phone #: (PHONE NUMBER HIDDEN).Water and Septic: The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to $150.
IN THE CASE OF A WATER EMERGENCY: Please call our Maui emergency phone # at (PHONE NUMBER HIDDEN). The water shut off is located outside of the gate looking to the driveway from the property. The switch is 3ft out and to the right of the gate under the metal cover. Turn nozzle to the right to completely shut off water to the property.
12.Storms: If there is a storm or hurricane, no refunds will be given unless:
13.The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area"
14.A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest.
15.The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:
o• Any unused portion of rent from a guest currently registered;
o• Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and
o• Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.
