Set in the heart of the rolling Normandy countryside is Le Bas Boulay, a beautiful 18th century barn, which has been exquisitely converted into flexible holiday accommodation. This superb and spacious property is tastefully furnished and has 2 self-contained floors, sleeping 14 people in total. The ground floor is wheelchair friendly.

Set within 3 acres of its own land this holiday accommodation is idyllically situated with stunning views. Secluded and peaceful, it is an ideal spot for families and groups of friends to relax and unwind. Also ideal for organisations of people, such as cycling groups, and those visiting Le Mans.

Le Bas Boulay is the perfect base to explore the Normandy countryside, its villages, markets and chateaux. Within reach of the dramatic scenery of Suisse Normandy, the D-Day landing beaches and the famous Bayeux tapestry. A beautiful area in which to walk, cycle, motorcycle, horse ride, play golf and go fishing.

KITCHEN & DINING

Open plan kitchen-diners on both floors. The fitted kitchens are bright and extensively equipped. The ground floor (Swallow Barn) kitchen has a gas hob with wheelchair space underneath and an electric oven. The upstairs (Apple Loft) kitchen has a gas cooker and microwave. In addition, both kitchens have sinks and drainers, toasters, kettles, hand blenders and fridges with freezer compartments. All crockery and utensils to cook family meals. Everything is provided for a relaxing self-catering holiday.

Swallow Barn living room has double French doors leading out to the patio area and table outside. The dining area in Apple Loft leads out to a terrace with table and chairs, for al fresco eating, and soaking up the morning sun. There is an external staircase from the terrace leading down to the outside and ground floor.

For eating outside as a large group, please feel free to move the tables around accordingly. Likewise, for eating inside altogether, we recommend bringing in one of the outside tables to Swallow Barn.

LIVING ROOMS

Both floors have a living room area as part of the open plan kitchen-diners. Apple Loft has an additional light, sunny mezzanine sitting area. Both floors have exposed oak beams and stone walls. Both floors have ample seating, with sofas and chairs.

Both floors have a TV and Freeview receiver.

BEDROOMS

The two floors comfortably sleep a total of 14 people, with no sofa beds. Swallow Barn has one double bedroom and two twin bedrooms, sleeping 6 people in total. Apple Loft has one double, one twin, one triple and one single bedroom, sleeping 8 people in total. There is a mixture of wardrobes, hanging storage, shelves and chests of drawers. There is also a hair dryer on each floor.

BATHROOMS

The property has 1 bathroom and 2 shower rooms. Swallow Barn has a shower room, basin and wc. This bathroom is designed to be totally accessible for wheelchair users. It has grab rails, a wheel-in shower and a pull-down shower chair. There is also a convenient additional ground floor cloakroom with wc and handbasin. Apple Loft has a bath with shower, and a basin and wc and there is also a separate shower room with basin and wc. There are heated towel rails in all bathrooms.

LAUNDRY ROOM

This is in a separate part of the building, so inside living is not disturbed. Washing machine, tumble dryer and airers. Ironing board and iron. Washing baskets, outside rotary washing line and pegs provided. Also stored in the laundry room are: a mop and bucket; vacuum cleaner; outdoor chairs; parasols; and barbecue.

HEATING

Electric radiators throughout the property. Each floor has its own water tank.

ENTERTAINMENT

There is also wi-fi in the property and English satellite televisions with all UK channels, for those who want to connect to the outside world. Please note: due to the rural nature of the property, the wi-fi is not fibre-optic so the speed can be variable.

GARDEN AND OUTSIDE AREA

Lovely meadow with stunning views across the Foret d’Ecouves and surrounding Normandy countryside.

Outside table and chairs for eating al fresco. Swallow Barn has a patio seating area and the first floor has a terrace. The outdoor furniture is easily movable so that large groups can eat together outside on the patio. Two parasols and two barbecues provided.

South-facing property, set on a country lane, with no passing traffic. Short walk to the crest of the hill for 360 degree panoramic views. Easy access at the bottom of the hill to the road to Alençon and Carrouges.

PARKING

There is ample room for parking.
