Villa Elio is an authentic 19th-century Istrian farmhouse. century, restored with respect and attention to detail.
It has an internal surface of 140m2 and externally and surrounded by a large garden of 350m2 closed with white stone wall.
Here you can live in an intimate and quiet environment in the small village of Dolenji Pucići, located only 3 km from Žminj, one of the main towns of central Istria.
Villa Elio is equipped with all modern comforts.
In fact, inside you can find: three spacious bedrooms;
two bathrooms complete with washing machine and more generally all the necessary comforts; living-dining room with fireplace, large wooden table with eight seats and satellite TV with flat screen; kitchen that in addition to all the basic necessities also has a dishwasher, a microwave oven and a coffee machine; reading room; all equipped with central heating and air conditioning as well as a very powerful wi-fi network.
While outside you will find: a stone terrace, which we Istrians call a gallery, a large garden with a barbecue and a spacious parking lot where you can park up to three cars.
But Villa Elio is a centenary house equipped with all modern comforts but at the same time, as I already underlined, it was firstly maintained respecting its close link with the rural tradition and the surrounding natural environment. In fact, the house is in full contact with nature, given its location in a totally unspoiled area of the hilly Istrian interior. While inside you can see that the thick white stone walls are adorned with old farming tools of all sorts, and more recently they have also been enriched with murals made by famous Istrian artists. In the dining room there is a large fireplace where a in the evening the peasant families used to rest in the heat of the fire. In addition, the furniture like the wardrobes and the beds partly belong to times that were.
Furthermore, its geographical position is fundamental. In fact it is, as I said, in the small village Dolenji Pucići of only three families, three kilometers from the small town of Žminj (3400 inhab) and 13 km from Pazin (the ancient Austrian Mitterburg).
You must know that Istria is a peninsula and therefore the countryside is a stone's throw from the sea. In fact, only
13 km you can find the beaches of the Lim Bay, Rovinj and Poreč at 27 km, the coast of Pula at 35 km, while the east coast with the beautiful Arsia Canal is about 40 km away. The house does not have a swimming pool but, as I have suggested, in less than 20 minutes you reach the sea. I would like to add that in Rovinj we offer a car park 100 meters from the sea and the beach and 200 meters from the city center.
In addition to resting, walking in the surrounding countryside on foot or by bike can give you cultural tourism by visiting the typical places of medieval Istria: the castles of the Raša river valley, the towns of Lindar, Gračišće, Boljun, Završje, Grožnjan, Oprtalj, Draguć , Hum, Beram .... The Mirna valley with Motovun and the home of the Livade truffle, the vineyards and olive groves of Vrh. All within a radius of less than 30 km (half an hour drive).
