Personal recollections based on 37 years in Real Estate
This Writing is as of March 18th 2013. It contains predictions I am making after being in the Real Estate business for almost 37 years. I am getting too old to not follow my intuition. When those thoughts come up I pay attention to them more than I used to 30 years ago because I just cannot tell you how many times over the last 37 years I had thoughts based on my experience that came true about market conditions. This writing is one of those thoughts and I decided to write it down and make the predictions, what the heck, here I go!!
Since the first of the year there is a real increased interest from Brokers all over Southern California in growing their offices. As a Regional Real Estate franchise CEO I can tell you that we have been experiencing more interest in our EXIT Realty business model, with all our EXIT Realty unique and proprietary systems than any other time in the last 5 years.
Back in 2005 and 2006 EXIT Realty had rocket ship growth happening. In 2006 alone EXIT Realty Southern California opened 24 franchise offices in Southern California, a record. That year EXIT Realty Southern California won the Region of the year for all United States EXIT Realty regions. Explosive growth wins awards.
In 2007 the Real Estate business in Southern California started a decline of historic significance. Very few people, in any business related to Real Estate, foretold what was going to happen over the next few years. Many Real Estate offices over the 2006 to 2010 time period closed the doors or consolidate into fewer offices.
So that was then and now is now. Real Estate people are beginning to feel the money come back into the business. Home prices are going up again at historic rates of increase. Home flippers are telling our people that there are not any good buys at foreclosure sales and people are paying retail at foreclosure auctions! GREAT! I just heard the mesa area of Hesperia home prices increased over $20,000 in the last 3 months alone!
So here is my prediction. Get ready for prices to increase more than you would ever expect in the next 12 to 24 months. Look at this video about Real Estate action in Big Bear. Unless the country gets itself into a war or some other dramatic unforeseen event, we are ready to bring back prices faster than any time in history. See interest go through the roof while this is happening to attempt to stop it.
