We offer a very comfortable and pleasant experience. We have spared no expense to make sure your stay is comfortable, peaceful, and entertaining. You will be staying in a spacious private room in a 6 bedroom 3 bathroom home primary dedicated to hosting Airbnb guests such as yourself, with a shared kitchen and shared restroom. You will have access to all 3 bathrooms so there is always a bathroom available for your use. The recently added bathroom is conveniently located down the hallway to your room and features a rainfall shower providing you with a wonderful refreshing spa like shower experience. You will also have your own private entrance to come and go as you please. The room has a new Hotel Inspired KING memory foam mattress, fresh clean sheets, soft comforter and fluffy clean pillows. The room features a private refrigerator and Microwave, a 50 inch HD wall mounted flat screen Roku TV, cable, internet, air conditioning, heating, large ceiling fan, large window, and desk with wifi and Ethernet hook ups. There are conveniently located coin operated commercial laundry machines in the home for your use. Open parking on the property is very convenient. The house also features 24 hour check-in with combination smart locks, and automatic lighting. We are available to help if you should need anything or have any questions. Your safety is our priority. This is a large home in a nice neighborhood dedicated primarily to hosting Airbnb guests. There are several rooms rented to friendly travelers such as yourself. To increase the protection of our guests we have security cameras that are turned on and located in the exterior and interior of the property. The security cameras in the exterior of the house, capture a view of the driveway, parking area, front door, and side of the house. The security cameras in the interior of the house, capture a view of common shared areas such as the main entry, kitchen, hallways, and the back entry. The areas with security cameras are all located in common areas that are shared by guests where privacy is not expected because they are shared common spaces used by all guests. We respect the privacy of our guests and will NOT under any circumstances place any recording devices in guest private rooms or bathrooms. Upon entering the property a sign notifies guests that there are security cameras on the property. The cameras themselves are in plain view and can be identified easily by guests. We do NOT have any hidden cameras anywhere on the property. We want to promote a safe and welcoming environment and we hope guests are comfortable in our home.
Please note, the cameras are not viewed regularly and are only accessed for security purposes. All footage is private and will not be shared with third parties except under limited circumstances when the safety of a guest is a concern. Security cameras will be turned on but we do not guarantee the cameras will be active during your stay. We hope these added safety measures help make our home a welcoming place for all of our guests to enjoy.
Our guests are NOT allowed to bring animals to our listing, as it is NOT animal-friendly due to our listing including shared space among guests where an assistance animal would create a health or safety hazard (e.g. allergies or safety concerns). We do NOT discriminate against guests that have assistance animals. However, our listing is covered under the Airbnb health and safety exception due to our listing including shared space. Please see Airbnb’s Assistance Animal Policy referenced below as it relates to our listing.
What if I have a health or safety concern related to assistance animals?
It’s important to be aware of the fact that the assistance animal, whether a service animal or emotional support animal, plays an important role in your guest’s ability to travel. However, if your listing includes a shared space and an assistance animal would create a health or safety hazard to you or others (e.g. allergies and pets who are unable to share space with other animals due to a safety concern), we will NOT REQUIRE you to host the guests with the assistance animal. Please be clear and polite when communicating with guests about this. We also suggest you include information regarding any allergies or any safety concerns regarding your pets in a shared space in your listing description in order to better inform prospective guests.
Our facilities have been upgraded with new mattresses & linens to provide the best possible guest experience to our guests. To cover the cost of these upgrades and successfully operate our Airbnb we charge a fee for extra guests after the first guest. Therefore, WE WILL VERIFY HOW MANY GUESTS CHECK IN THROUGH OUR ADVANCED SECURITY SYSTEM. Guest will be charged an Administrative Fee ($100) and the cost of additional guests ($10 per guest) if the number of guests changes and the host is NOT NOTIFIED BEFORE the check-in date. If the fees are not paid we may cancel your reservation. We understand plans change, please notify us if extra guests will be joining you during your trip. In order to continue hosting, we need to cover our costs and having guests pay for their stay is very important to us. Thank you for your cooperation.
When items are damaged and need to be replaced we send a request to guests with pictures of the damage and a request for payment to cover the damage. An administrative fee of $25 is charged to guests for the time and labor that our staff invests in finding and purchasing the replacement items. This fee is in addition to the value of the replaced items.
SCREENING PROCESS FOR EXTENDED RESERVATIONS:
To extend a reservation beyond 28 days our screening process involves verification through a credit check/background check and submission of required documents to the host via Airbnb. Required documents include a picture of the guest’s photo ID and a picture of the guest’s three most recent paycheck stubs. To complete the required credit check and background check, guests are required to send the host their personal email address where they can receive a rental application from Mysmartmove by Transunion. By using Mysmartmove, applicants keep their personal information private and their credit score is not affected by the credit check. Guests will NOT be asked to provide their social security or credit information directly to the host. Instead, they will submit an application to Mysmartmove who will create a rental applicant report that is sent to the host. The guest is responsible for submitting all necessary information and paying the screening fees directly to Transunion. Screening fees may vary. The Host reserves the right to use alternate tenant screening agencies. Guests must submit materials to complete the screening process 2 days after their reservation is confirmed through Airbnb in order to reserve future dates. After this time we accept reservations request from other guests and we cannot guarantee that the guest will be able to extend their reservation. Approval for reservations longer than 28 days will be at the discretion of the Host. Guests are not guaranteed approval after submitting the required pictures or information. Approval is based on creditworthiness and a debt to income evaluation. The Host reserves the right to decline a guest reservation request based on the results received from the credit check or background check.
