This updated 1940's waterfront home has been thoughtfully restored down to the last square inch, including a new cook's kitchen, new baths, refinished original pecan wood floors, washer/dryer, central HVAC and incredible back deck. The house sits on 2 acres of waterfront property in the Texas Hill Country.
3.2 miles to downtown Blanco, 25 minutes to Wimberley, 25 minutes to Johnson City, 45 minutes to Fredericksburg, 1 hour to Comfort. The Texas Hill Country is your oyster.
Ideal for a quiet getaway with a great deal of privacy, the house has everything you need. Good mattresses, good linens, a stocked dry pantry, comfortable seating and fully-appointed cook's kitchen allow for a bit of luxury in the country. Bedrooms are separated to provide privacy for everyone. The house can sleep up to 8 people with the use of a pull-out queen-size daybed and a queen-size air mattress. The house sleeps two couples very comfortably.
When the river is calm and the weather is warm, you have use of four adult kayaks, 1 kid kayak, and many floaties for river fun. Just outside the master bath is the outdoor shower, to rinse off after a day on the river. Take a little walk twice a day! - the little roads around the property are quiet and safe.
Enjoy watching the deer, owls, hawks, armadillos, foxes, wild turkeys, and on and on from the wood deck that overlooks the back lawn toward the Blanco River. On cold nights, enjoy the large indoor fireplace built of limestone harvested directly from the river bed, or light a campfire in the outdoor fire pit and enjoy the sounds of nature on a Hill Country evening.
The living area is punctuated by the large original rough stone wood-burning fireplace. A comfortable sofa, easy chair and large ottoman are complemented by two family heirloom rocking chairs. A large colorful rug anchors the space and a 19th-century honey oak sideboard holds antique and vintage china pieces.
The cook's kitchen boasts beautiful soapstone countertops, double ovens, a five-burner induction range, side-by-side refrigerator and heavy duty dishwasher. All ice and water from the refrigerator are twice-filtered. A booster pump feeds the sprayer on the large ceramic farmhouse sink, giving you enough pressure to wash half the kitchen and anyone standing around in it. Good wine glasses, lots of new and vintage china, vintage flatware, and lots of serving ware. Microwave, coffee maker, coffee grinder, good tea kettle, food processor, electric waffle iron, etc.
Part of a later addition to the house, the dining room sits one step down from the living/kitchen area and overlooks the back yard toward the river. There are 6 dining chairs. A fun antique ship model adds a little funky charm. A daybed that pulls out to make a Queen-size bed is tucked at the end of the room.
Large, serene and restful, the Master bedroom has a wool Kilim rug under an iron bed, two bedside tables with lamps, a large easy chair and accent pieces. There is just enough space to put an air mattress in this room for children to sleep with adults, if needed.
In a space-saving move, the laundry is located in the master closet - and it has worked out beautifully. A full-size stacked washer and dryer allow you to pack light on this trip! There's PLENTY of room for hanging clothing, storing luggage, etc. This closet is quite large.
Completely remodeled, this bath boasts a Restoration Hardware marble-top double-sink vanity and an extremely large walk-in shower with both rainforest shower head and hand-held wand shower head. A French door leads out discretely to the outdoor shower and back deck. The blue-and-white color scheme gives the room a beautiful country feel.
The guest room is at the back of the house, off the dining room, and has a queen-size bed, dresser and small closet for your use. Bedside tables, lamp, ceiling fan, a vintage Kilim rug and quirky accessories round it out.
Located off the living room, the guest bath serves both day and overnight guests. A vintage 1940's pedestal sink and vintage-style fixtures, along with quirky art and accessories makes this little bathroom fun. And there's walk-in glass shower with rainforest shower head!
The large back deck faces the Blanco River and overlooks the back of the property. There is a smaller fenced section of back yard, closer in to the house, along with more land toward the river. The river sits down an embankment as you get to the rear of the property. There is smooth access to walk down for kayaking and swimming, when the weather and river allow. The river level does fluctuate with the weather, and a drought in the area means a drought in the river. Typically, however, the river has water year-round. The brown metal shed in the back yard houses kayaks and river fun equipment. We have a small gas grill and a covered outdoor dining table for up to 8 people.
BLANCO RIVER RECREATION
The river in front of our property changes throughout the year. It is wild and unpredictable. The river is almost always full from October-ish to July--ish. And sometimes it's full through the entire summer! We've had some amazing times on the river in August with crystal-clear water. The river typically gets lower from mid-to-late July through mid-September, but that could mean inches or feet, depending on rainfall that year. There is no way for us to predict or guarantee that the river will be in a certain state for your rental.
TECH - VIDEO, AUDIO, WIFI, TURNTABLE
We offer Wifi for phones, but we do not have enough power for streaming movies or shows. We do have a large TV and Blueray player, with a nice selection of movies. We also have a Bose cordless speaker that connects via Bluetooth. Our turntable is also Bluetooth and often takes many tries to connect to the Bose speaker, but it sure is cool and fun to use.
