Our apartment is located between the Hundertwasserhaus and the Kunsthaus Vienna on a quiet side street on the 3rd District. The apartment is located in a small apartment building on the 4th floor with elevator access and a private courtyard. The apartment offers a large luxury kitchen with a large dining table. The large and bright living room offers large comfortable sofas, a 42 'LCD TV with cable TV and DVD player. If you do have to work, there is also a large work table with WiFi internet. The guest bedroom offers 2 single beds, which can also be put together if required. The master bedroom is on the courtyard side and offers a large four-poster bed (180X200 cm) and a large wardrobe with a 32 'LCD TV. The apartment also has a separate toilet and shower room. Numerous parking spaces, grocery stores, bakeries, pharmacy on the doorstep; Tram number 1 takes you directly to the center - Schwedenplatz, university, town hall, parliament and opera. In 15-20 minutes on foot at Stephansplatz!
Attractions: Our apartment is located between two of Vienna's most famous attractions: the Hundertwasserhaus and the Kunsthaus Vienna. Both can be reached on foot in less than 3 minutes.
public transport: The Hetzgasse stop of tram line 1 is a few meters away - this will take you to Schwedenplatz in less than 5 minutes. From here you can be at Stephansplatz (center) in less than 6 minutes on foot or change to the underground (lines U4 and U1). You can also book a boat tour along the Danube to the boat landing in Bratislava! Numerous restaurants and restaurants are waiting for you along the Danube Canal.
If you continue on line 1, it will take you comfortably over the ring to the university, town hall, castle theater, parliament, museum district and finally to the State Opera! All of Vienna's sights are along this route and you don't even have to change trains!
Shopping / groceries: In the immediate vicinity you will find 2 large supermarkets with a wide range of food and drinks, open 6 days a week. There are also 2 bakeries with great bread and confectionery (open on Sundays and public holidays too!) There is also a bank with an ATM, pharmacy, tobacco shop, flower shop, many smaller shops, hairdresser shops and much more. Perfect infrastructure in front of your vacation home!
The acceptance of the reservation payment on our part forms a contract between us (Mr. Georgi Mitev) and the leader of your travel group (...) on behalf of all accompanying persons. The transfer of the reservation payment on your part is regarded as an automatic acceptance of the present booking conditions. No other conditions are attached to this contract, unless confirmed and forwarded to you in writing by us. Your party is bound by these terms and conditions.
DURATION OF RENTAL:
The tenancy begins and ends on the dates and at the time of day specified in this reservation confirmation.
GENERAL ARRIVAL AND DEPARTURE TIMES:
In general, the rental property is ready for occupancy from 3:00 p.m. and must be handed in by 10 a.m. on the day of departure at the latest, unless other times have been expressly agreed in the confirmation.
KEY DELIVERY AND CONTACT PERSON ON-SITE:
You will receive the keys for the apartment from our property manager upon arrival, this is Mr. MAGED!

Greetings and key delivery are included in the rental price between 8.30 and 19.30. For arrivals outside of these times, an additional fee of EUR 25.00 will be charged to our administrator in cash.
Please do not forget to agree the exact time of your departure with the property manager at least ONE DAY before your departure.
The rental price is for the specified duration for self-catering including electricity, water, bed linen, towels and final cleaning after departure.
An additional deposit of EUR 200 will be charged for any damage; Any damage to the apartment and furnishings will be deducted from this deposit.
In the event of a smooth departure, the deposit will be transferred back to the guest's account within 14 days of your departure
Any bank charges or Special fees for transfers outside the EU Eurozone are to be borne by the tenant and will be deducted from the deposit.
SERVICES / HOUSEKEEPER:
Before your arrival, all technical devices are checked for functionality (TV, heating, etc.). Please check the functioning of these again when you hand over the apartment.
Should errors occur or repairs become necessary, which occur due to improper or incorrect operation on the part of the holiday guest (adjustment or Moving TV channels, switching from DVD players, satellite receivers, etc.), so our caretaker charges a flat fee of EUR 35 per visit and hour or part thereof plus material costs for each repair service. This amount will be deducted from your deposit.
We do not provide everyday personal needs for a self-catering apartment.
At the beginning of each season, we will equip every apartment with all the basic foodstuffs, and before each arrival, toilet paper will be refilled and light bulbs replaced if necessary.
If during your stay dishwasher tablets, kitchen rolls, dish soap, soap, spices, vinegar, oil, toilet paper, light bulbs, batteries, gas and coal f. Grill, vacuum cleaner bag ect. come to an end, you have to get it yourself (available in any supermarket or Business).
This service is not included in our rental prices.
Please wash any used dishes (pots, pans, mugs, plates, glasses, cutlery, etc.) yourself before departure, as this is not included in the cleaning fee. For such items left behind, an extra service fee will be charged depending on the effort and deducted from your deposit.
Please dispose of the garbage yourself in the designated collection containers in the house or at the nearby Tiger Park.
Please note that the house rules must be observed throughout the house (depends on the entrance). Above all, we kindly ask you to maintain a good night's sleep from 10 p.m. to 6 a.m. During this time, all TV and DVD devices must be used at room volume.
1. When booking, a reservation payment of 50% of the total amount must be transferred
Second The remaining payment is due 3 weeks before arrival.
Third For short-term bookings less than 3 weeks before arrival, the full amount is due.

If the tenant cancels the trip or leaves prematurely, the landlord is not obliged to make any claims for damages or is exempt from any reimbursement of rent, regardless of the form.
LOSS, BREAK AND INJURIES:
1. Georgi Mitev, the property management and the community of co-owners assume no liability for any loss, breakage, theft or accident of any kind that occurs to a guest, members of his family or anyone else visiting or residing with you during your stay.
Second Tenants are responsible for all damage and breakages to the apartment and its inventory caused by you, members of their family or other people who visit or live with you.
Third The rented property is covered by household insurance. The case of burglary and / or theft of property belonging to the owner is covered by household insurance.
1. Mr. Georgi Mitev undertakes to hand over the property in a homely condition to the tenant at the time specified in the reservation confirmation.
Second For all possible impacts that take place outside the boundaries of a property or community facility over which the owner of the property and the community of co-owners have no influence, they cannot accept any responsibility and are therefore not obliged to make any claims for damages.
Third The landlord and the property management are not liable for possible failures / repair activities of the facilities of the community facilities and are therefore not liable for any claims for damages in the event of a failure.
