Consisting of 5 spacious Bedrooms, this limestone country style homestead is the perfect family haven for a memorable beach stay. Amaroo is surrounded by wonderful walking tracks and offers an exciting adventure playground for the family.

Features: This is a holiday home where you will see and feel the difference when you arrive, the kitchen is well equipped with more than basic supplies in the pantry, cupboards and laundry and most important it feels like a home when you stay. Set on a large 2.5 Acres of manicured gardens with fully fenced dam with jetty, French doors opening to all rooms and high end finishes

To the rear is a fabulous undercover Alfresco entertaining area with 8-12 seater Table setting, Poolside Modular Lounge, Ceiling Fans, Outdoor Heaters, Flat Screen TV, Drinks Fridge & Hammock. The grounds are amazing, with the fully fenced dam (with yabbies), built in Spring Free Trampoline, Basketball backboard, Flying Fox Zipline, 12.5m x 5m inground heavy duty solar heated pool and gas heated infinity edge spa, steam/sauna room, children’s play equipment and separate undercover area with outdoor kitchen Barbeque and seating for 12 at table or bar, with outdoor lounge and daybeds. This is a luxurious family resort!

Other features include ducted heating, refrigerated cooling, screen doors, quality carpets through the Bedrooms and Living areas, immaculate fully landscaped gardens, oversized Double Garage plus additional parking for 4 cars or a boat (no parking permitted on lawns). There is also a gymnasium featuring treadmill, bike, cross trainer, boxing bag, yoga mats and free weights for those of you that have an exercise regime.

Fabulous central position, just a short 3 minute drive to Mount Martha Village or 5 minutes to Main Street, Mornington with their stunning beaches, cafes, shopping etc. Also within easy driving distance is Arthur's Seat, The Enchanted Maze, The Peninsula Hot Springs, world class Golf Courses such as The National, finest wineries and a large “to do” list of options across the Peninsula.

Minimum stays in low season are 7 nights.
Minimum stays in high season are 7 nights with Christmas and New Year to be 2 separate 7 night periods.

Standard Terms and Conditions of Temporary Holiday Accommodation

A bond is required of $1000.00 per stay to be included with your final payment.

Deposit of 50% non-refundable is required to secure the booking. Payment of the rental deposit constitutes the clients acceptance of these Terms and Conditions.

Balance of the rental amount must be received in full 21 days prior to occupancy (or unless otherwise revised). If not the owner has the right to cancel the booking and attempt to re let it.

Cancellation within 21 days if caused by the client, money paid is not refundable unless the house is re-let for the entire period and will be agreed at the owners’ discretion. If a refund is made due to the property being re-let then a $50 cancellation fee will apply.

The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.

To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.

The property strictly accommodates up to 12 people and is available to families only, upon your request we will require individual ages of persons staying at the property and a photo id of the renter for insurance purposes. Fees will apply for additional guests not agreed to with the owner in advance.

Please scan your driver’s licence or passport and email to at time of booking and paying deposit/bond.

Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments.

Out of respect to our neighbours either side of our property please keep noise to a minimum - especially loud music and noise is to be kept to a minimum after 10.00pm. Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental and loss of bond.

For safety reasons under no circumstances is any glass/bottles to be taken in or around the pool area. Broken glass is already very hard to find on normal floors. If a glass breaks beside a pool and glass goes into the pool it would be nearly impossible to find all the pieces that may or may not have sank to the bottom of the pool. The pool would have to be completely drained and this expense would be taken immediately from the guests bond.

The house is strictly non-smoking both inside and out (our children have allergies…we trust you will respect this).

Damage, Breakages, Theft and Loss are the tenants’ responsibility during their stay.

Departure - the property should be left in a similar state to its condition on arrival. Check-out time is 10:00am by the latest, to allow time to prepare property for next guests.

Bond is payable at the same time as the final payment amount. The bond will be refunded within 14 days in full subject to the above conditions being met. It is designed to cover any additional costs incurred including but not limited to, any breakage, damage or excess cleaning requirements, extra guests beyond those declared etc.

Pets are not allowed unless specific arrangements have been made in writing with the owner.

Loss - the owners take no responsibility for the tenant's personal property.

Variations to these conditions may only be made by prior arrangements with the owner in writing.

Changes and Cancellations

Amaroo advises of the following policies when handling changes to and cancellations of a booking:

• Cancellation within 60 days if caused by the client, money paid is not refundable unless the house is re-let for the entire period and will be agreed at the owner’s discretion. Any changes to a confirmed booking may incur a $50 transfer fee.
• If the booking is cancelled less than 60 days prior to the check in date, there will be no refund.

Note: variances can be agreed on but only by arrangement with the owner in writing.
