A beautiful 1 acre property designed to satisfy the most discerning guests. Boasting it's own direct private access to one of the best sections of the coveted North facing Cowes front beach (see photos). An incredibly private and tranquil residence where an abundance of nature meets the sea.
Well appointed contemporary decor and modern comforts. The house has been designed to take full advantage of the northerly aspect and tranquil beach setting. Open plan living, dining and kitchen area with floor to ceiling windows spill onto a a large northerly deck, spa and garden areas, perfect for entertaining and relaxing whilst listening to the sounds of the ocean and birds chirping.
Excellent proximity to Cowes central just 10 min walk along the beach and a 5 min walk to Silverleaves coffee shop.
The ground floor boasts a very large open living area, letting in a plethora of natural sunlight this area is flanked by a large north facing deck. It's the main hub of the home containing a large kitchen, adequate dining area, sun/living room (with door access to large deck) and a spacious billiard table area.
The kitchen is modern with a large fridge, island bench with 4 breakfast stools. Large cooktop and oven, dishwasher, pantry, built in espresso coffee machine and microwave.

The property has 3 living areas, the main living room has a stunning sandstone open fireplace. The second living area is just off the kitchen and is the designated lounge room with brand new 55inch series 7 Ultra HD Samsung TV, Netflix, amplified stereo, DVD players (with movies). The third area is at the top of the stairs on the upper level and is also a TV area designed to keep the children happy. This area also has it's own deck overlooking the beautiful gardens.
There is piped music throughout the lower level creating a very relaxed and pleasant atmosphere. Central air conditioning (ducted cooling, ducted heating) throughout with ceiling fans.
There are 4 good size bedrooms. The master bedroom has a king sized bed, large walk in robe and an ensuite. There are 2 bathrooms and a powder room in total.
The huge yard is fully fenced and has a large covered outdoor spa and outdoor shower.

* There is also a single trundle bed in Bedroom 2 (Bunk Room).
Bedroom 3: 1 Queen sized bed.
Bedroom 4: 2 single beds.

Please note: â€‹Linen included is for the "actual" â€‹house â€‹beds only. If you require the use of the fold out divan bed or single trundle bed, sheets are not provide for these and you will need to bring your own.

PLEASE NOTE: There is a strict NO PARTY policy. The house is located in a residential area and noise and public disturbances will not be tolerated. Guests will be asked to leave the premises without notice should noise or nuisance complaints be received or if the number of guests exceeds the number confirmed at time of booking.
Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly the tariff rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this will result in loss of your bond and/or additional payments. Disturbance to our neighbours, including excessive noise, is prohibited and will result in termination of rental and loss of bond?.
Additional visitors are not permitted above and beyond those initially declared.
Excess vehicles are not permitted, general ratio is one car per every two people maximum. Boats, jetski's, caravans may be permitted but must be mentioned at the time of confirmation.
Please - STRICTLY NO SMOKING INSIDE.
DOGS ARE NOT PERMITTED INSIDE THE HOUSE
PETS: â€‹Pets are allowed but must have been mentioned during the booking correspondence. Specific information regarding the pet ie type/breed must be given. Please be aware that pets are to be left strictly outside only, if the cleaner finds evidence that pets have been inside (hair), there will be an extra cleaning charge. (please ignore this if you have not organised to bring your dog).
* It should be noted that the fence at the front of the property is a rural style horizontal wired fencing.. ie dogs can definitely fit through this fence.
* The area outside the laundry is perfect for housing your dog and has been specifically designed for this. The area is enclosed with a gate that leads into the rest of the yard.
* Please make sure to pick up your dog's droppings. This is your responsibility to do this. Please use a plastic bag and dispose of the bag in the outside rubbish bin.
* If your dog is a compulsive barker or tends to bark more in unfamiliar environments you may want to consider â€‹leaving him/her at home. Dogs that bark relentlessly have been an issue with the neighbours in the past at this particular property. To ensure you have "quiet enjoyment" of the property the owners and management would prefer the peace be kept.
We also require a bond in some cases which is fully refundable after your stay.
Weekend and Long weekend Stays may be allocated a late checkout which will be subject to change. If another booking booking comes into the property on the day of your checkout the checkout time will be reverted to the standard checkout time of 10am.
HomeAway/Stayz online bookings will charge a SERVICE FEE. This fee is not paid to us as the owners and is a charge made independently by the HomeAway/Stayz online payment booking system.
