Welcome to our very comfortable, freshly renovated and well equipped 3 bedroom waterfront holiday-cottage. It has many features and amenities to help you enjoy your holiday including a prime location on the main river channel of Riviera Quays. Relax with expansive water views and observe the ever-changing river activity; local wildlife; long, sandy, private beach; fishing and swimming from the private jetty and plenty of lawn to enjoy in both the front and waterfront yards.
There are three bedrooms with very comfortable queen size beds, built-in wardrobes, side tables/drawers, reading lamps and also a large freshly-painted double garage that is used for rumpus room living complete with a double sofa bed and separate shower and toilet.
The 2- way main bathroom has a spa bath and separate shower with direct access to the main bedroom and access to a separate toilet and powder-room area. This bathroom area can also be closed off to others for personal use or open for all to share.
The fully equipped kitchen with induction benchtop and expresso machine flows to an open plan TV room and dining area overlooking the water. There is also a formal lounge room for reading; a separate laptop-friendly office (BYO wifi); a laundry and choice of undercover or sun drenched, outdoor clothes lines.
The fully screened and undercover sun-room faces the river and has a Weber BBQ area, extension dining table to seat up to 8 and a large Balinese daybed to enjoy your afternoon siesta. An outdoor shower on the private jetty is well positioned to wash off after your swim, kayak or stand up paddle board activity.

Entertainment Indoors: 2xTV’s; DVD player & DVD collection, CDs, books, board games etc.
Bedding etc Pillows, quilts, tea towels, kitchen cloths, detergents and soaps are provided.
Bed-Sheets and towels etc : Bring your own queen bed-sheets, pillowslips, beach and bath towels OR you have the option of booking a “Sheets and Towels Package ” comprising bedsheets, pillowcases, bath-towels, hand & face clothes and beach towels for an additional charge of $25 per person. NOTE: You should notify owner at time of booking if you want the ”Sheets and Towels Package” and specify the number of guests.
Undercover : Weber BBQ, dining table and daybed in waterfacing sunroom and plenty of room for family relaxation in the rumpus room with rollerdoor and direct access and views to Waterfront.
Outdoors: BBQ area, outdoor furniture, single fishing-kayak; stand-up paddle board, life jackets; cricket and bolle sets etc. Sandy beach and private jetty, shower on jetty Pop up beach tent.
It is a very short level walk to supermarket, shops, cinema, local clubs and restaurants and easy access to public boat ramps, surf beaches; several waterways for fishing and boating; golf course and tennis court. Enjoy short drives to local villages and tourist attractions in Nowra, Milton and Ulladulla or surrounding national parks.
Things to bring;
Bring your own food, drinks, clothing and personal items; sporting and recreational equipment.
Plus sheets, pillowcases, bath and beach towels if you don’t book the “ Sheets and Towels Package”.

YOU are fully responsible for the safety of all guests at the property during your stay.You and your guests will be fully responsible for the safe use of the property and its amenities including gas BBQ, water & sports equipment, jetty, swimming and any other activity conducted at the property.
LIFE JACKETS: MUST be worn when using the fishing kayak and/or stand up paddle board. There are many boats on the river so guests must be aware of river traffic and avoid swimming in the channel.
NO FENCES: The property is unfenced and therefore has unrestricted access to the jetty, water and street. The property is therefore not really suitable for small children or pets and guests are fully responsible for the safety of children and any others using the property, jetty, or water and other sports equipment.
KANGAROOS AND WILDLIFE: Local kangaroos and wildlife visit the property. They are usually friendly however children and guests should keep a safe distance to avoid possible injury.
FIRE BLANKETS AND GAS BOTTLES: Fire blankets are available in the kitchen and BBQ area and a fire alarm is installed. Please ensure you turn off the BBQ gas bottle after each use and do not allow gas build up before igniting the gas.

Self check-in is available any time after 2.00pm on the first day of your booking. You will be provided with a four- digit code to enter into the front door digital lock.
Check out must be before 10.00am on the date of your booked departure to ensure enough time for the property to be inspected and prepared for future guests.
Cleaning The property should be cleaned, tidied and left in the same state and condition as when you arrived. All rubbish should be placed in the bins and any excess rubbish should be taken to the local tip. All equipment should be returned to where you found it.

A Security deposit of $500 per stay is required to offset any damages or lost items etc . This will be refunded following satisfactory inspection after your departure.

Guest Behaviour: We really want you to enjoy your stay plus also respect the property, privacy and relaxation of all neighbours. Disturbance of our neighbours including any excessive noise is strictly prohibited and may result in early termination of your stay. Please minimise noise and ensure no continuous or loud noise before 8.00am or after 9 pm.
Parties, loud music, excessive noise and additional guests are strictly prohibited and may result in early termination of your stay.
Breakages, Damages or missing items. You are responsible for the cost to repair or replace any damaged property, equipment, marks on walls or furniture or missing items.
Smoking is strictly prohibited inside the house, garage or screened sunroom area and any butts should be deposited in bins.
Pets are prohibited. There are no fences and pets are strictly prohibited at the property including inside the house, garage or screened sunroom area.
Guest Property and personal injury: The owner is not responsible for any loss or damage to any guest property or personal injury that may occur during your stay
NO Vehicles in garage. The garage is used as a rumpus and bedroom area so must be kept clean. Vehicles MUST NOT enter the garage and this includes any drive-through to launch a boat. Public boat ramps are close-by if required to launch your boat in and out of the water.
