INTERACTIONS WITH GUESTS
Our management team is available 24 hours a day via phone call or text message. If we missed your call or text we will return it in a timely manner. We will let you know which manager is on duty during the duration of your stay and will provide you with their contact information. We asked that you stay in communication with us before and during your stay with any questions or concerns you may have.
With easy access to I-75 and I-85, our apartment is only minutes away from Downtown. If you donâ€™t have a car, no need to worry. The Art District MARTA station is less than a 10-minute bike or scooter ride away! Both the red and gold lines (the North-South lines) of the MARTA rail stop at three stations in Midtown: North Avenue Station (N3), Midtown Station (N4), and Arts Center Station (N5). MARTA bus 110, "The Peach" runs North-South on Peachtree Street through the entire length of Midtown (connecting to Downtown to the South and Buckhead to the North), running approximately every 15 or 30 minutes depending on the time of day.
ADDITIONAL HOUSE RULES
In order for our guest and management to be on the same page we have put together property rules that will be provided here and in our manual at the property. Upon arrival, we will also provide you with an inventory list of all items available at the property. We ask that each guest read through the manual and if you are not clear with anything you have read regarding the rules please contact us via Airbnb messenger prior to booking and we will be happy to answer all questions.
The maximum occupancy for our property is 4 guest. We ask that only the registered guests stay at the property. The guest will be given a code for door entry the day of check in. We ask that you do not give the code out to anyone who is not a registered guest. We change the code after each check out and we do not enter the property once our guest have checked in unless there is a request made by our guest. We ask that each time you exit the property please be sure that all the doors and windows are locked to secure your property and ours. Also, please double check that the door code was entered completely each time you exit the property by pressing the lock button on the keypad. We will provide you with an access fob so you can enjoy the amenities on the property such as the pool, gym, and business center. We ask that you please do not misplace the access fob or there will be a $150 replacement fee. If we are not on the premises when you are checking out, we will instruct you on where to return the access fob.
This is a smoke free property, we do not allow any smoking inside the property. There will be a $250 fine upon check out if the property has an odor or fumes of smoke present. We do not allow parties or events at the property and we do not tolerate any loud noises that can be a disturbance to the neighbors in the building.
We provide a king size bed and a twin size fold away bed for our guest. To prevent stains and additional upholstery cleaning fees, we ask that there will be absolutely no sleeping on the living room couch. We clean the property after each check out but it is our guests responsibility to make sure that they clean up after themselves to prevent any additional cleaning fees. We start you off with shampoo, conditioner, body wash, dishwashing liquid, toilet paper, paper towel, and trash bags. Please do not leave any dirty dishes in the sink, or any open food in the refrigerator at the time of check out. If there is any unopened food you would like to leave for the cleaners please feel free to do so. Please put all trash in garbage bags and we will be happy to take them to the dumpster for you. To prevent clogging we ask that you do not leave hair in the bathroom sink. Please place pads, tampons, condoms etc. in the sanitary bags that have been provided for you and place them in the trash. Lastly, place all dirty linen and towels in the hamper located in the walk-in closet at the time of check out.
