How Big of a Mortgage Can I Afford?

Not only does owning a home give you a haven for yourself and your family, it also makes great financial sense because of the tax benefits —which you can’t take advantage of when paying rent.

The following calculation assumes a 28 percent income tax bracket. If your bracket is higher, your savings will be, too. Based on your current rent, use this calculation to figure out how much mortgage you can afford.

Rent: _________________________ Multiplier: x 1.32

Mortgage payment: _________________________

Because of tax deductions, you can make a mortgage payment —including taxes and insurance — that is approximately one-third larger than your current rent payment and end up with the same amount of income.

Susan Duncan, Broker/Owner

Susan Duncan, Broker/Owner of EXIT Realty Vistas, has been a REALTOR®

since 2005 and is a consistent multi-million dollar top producer. She is

passionate about her real estate business and enjoys helping others make their

dreams come true. Whether that is helping a seller get the best price for their

home and a fantastic deal on their next purchase, guiding a first time home buyer

through their first major investment, or helping agents fulfill their professional

goals, Susan’s skills shine.

Since opening EXIT Realty Vistas in 2009, Susan has been providing her agents with efficient systems, leadership, and training. The high-energy motivational atmosphere Susan fosters within her office is appreciated by her agents almost as much as her expertise in the Asheville and Hendersonville areas.

Susan and her office are members of the National Association of REALTORS® (NAR), the North Carolina Association of REALTORS® (NCAR), and the Asheville Board of Realtors (ABR). Susan also sits on the ABR Grievance Committee, the committee that mediates all REALTOR® grievances.

With a Bachelors Degree in Mental Health and 20 years of sales and management experience, Susan brought a strong foundation on which to build her real estate expertise. Susan says she “can’t learn enough” and has earned numerous REALTOR® designations including Graduate Realtor Institute (GRI), Certified Residential Specialist (CRS), Green EcoBroker (ECO), and e-PRO Technology Specialist. They say the teacher learns the most, and Susan loves to pass her knowledge to her agents to ensure she has the best trained team in the marketplace.

Born in LA (Lower Alabama, Mobile to be exact), and raised in Columbus, GA, Susan fell in love with the mountains during her college years. She feels fortunate to have been able to raise her family here in Asheville where she and her husband Dave have lived for over 25 years. In her off time, Susan enjoys reading, cooking, and spending time with her three children who are now teenagers.

Susan Duncan is a warm and caring person who always has the best interest of others at heart, be it her agents, her clients, her family, or any person in need. She can’t wait to help make your real estate dreams come true.
