Constant Friendship MD Feb. 2011 Real Estate Report

The following report was pulled from MRIS.com. This is the site that Realtors use to syndicate listings in the Harford County MD area.

Constant Friendship is a community located in Abingdon MD. This area is conveniently located minutes from Exit 74 as well as Exit 78 on I95. There is a vast array of home choices for you to choose from. There are condo developments, town homes as well as single family homes. There is a plethora of shopping centers and eateries galore! Some of the establishments close to Constant Friendship include Lowes, Target, Walmart, Regal Cinemas and Shop Rite just to name a few! OK now lets get into the housing stats!

These are based on February 2011 only. There are a total of 44 listings active on the market in Constant Friendship. Two of them are rentals starting at $1350 a month. The max price in that area is $279,900. The average is $182,393. So as you can see, if you compare this community to similar ones in the area, the value for the money is above average. Of the active listings, most are three bedroom 2.5 baths. The square footage available is up to 7492! However, the average is 2138 sq ft. If you divide the average price by the average sq. ft, you wind up with an average of $86.58 per sq ft. NOT TOO SHABBY!

In the month of February there were 4 listings sold and 8 put under contract. The average of the contracted listings is $185,100 which is right in line with the actives. The sold are a bit different. The average for these was $244,925. This is slightly higher then the active ones.

In total, the average days on the market was 108. However, the average days on the market for the contracted ones was 79. This may be an indicator that if it is priced right, it will sell in a timely manor.

Some communities close to Constant Friendship include Monmouth Meadows and Country Walk. These are located in Harford County MD. Although they are split between the zip codes of Abingdon 21009 and Bel Air 21015 they are very similar.

Some areas that are close to Abingdon include Bel Air , Aberdeen, Churchville, Edgewood, Fallston and Forest Hill to name a few!.
